Job Summary:
We are seeking a highly skilled and experienced Senior Project Manager/Estimator to lead our multifamily remodeling projects. The Senior Project Manager/Estimator will play a pivotal role in ensuring the successful planning, execution, and delivery of our renovation projects, meeting or exceeding client expectations while managing budgets, timelines, and resources.
Requirements
· Minimum of 5 years of experience in multi-family housing construction and/or renovation
· Minimum of 2 years of experience in estimating in construction is required
· Knowledge of both interior and exterior renovations
· Knowledgeable of the general principles and procedures followed for multi-family and commercial on and off-site construction activities
· Manage and train project managers in the territory
· Manage all aspects and details of a job, including ordering materials, scheduling, inspections, walking quality assurance, and maintaining deadlines
· Manage sub-contractors on a daily basis and follow scope of work to complete projects
· Skillful in coordinating and communicating between in-house office and on-site activities
· Self-motivated with the ability to work with a team
· Excellent communication skills to work with clients and owner’s representatives
· Proficient in generating and reviewing contracts and bids
· Ability to read and follow plans
· Able to create a scope of work based on client’s needs
· Estimate materials and cost for future projects
· Ability to work under pressure and problem solve
· Dedication to customer satisfaction and exhibits outstanding customer service skills
· Computer proficiency – Microsoft / Google Suite (Word, Excel, Outlook, Xactimate, Gmail)
Responsibilities:
Project Planning: Develop comprehensive project plans, including scope, budget, schedule, and resource allocation.
Team Leadership: Build and lead project teams, including subcontractors, to ensure smooth project execution.
Client Interaction: Maintain strong client relationships, addressing concerns and providing regular project updates.
Budget Management: Monitor project budgets, control costs, and seek cost-effective solutions without compromising quality.
Timeline Management: Establish and maintain project schedules, ensuring timely project delivery.
Estimation: Createactionable budget to secure competitive bids and prevent financial losses, including quantity takeoff, unit pricing, and analysis of blueprints/specifications.
Quality Control: Oversee quality standards and ensure adherence to industry regulations and safety protocols.
Risk Assessment: Identify potential project risks and develop mitigation strategies.
Change Management: Handle project changes, scope adjustments, and change orders effectively.
Documentation: Maintain accurate project documentation, including contracts, permits, and project reports.
Vendor and Supplier Coordination: Collaborate with vendors and suppliers to secure materials and services.
Problem Solving: Proactively address project challenges and resolve issues in a timely manner.
Continuous Improvement: Seek opportunities to improve project management processes and methodologies.
Critical Thinking / Decision Making: Access situations and understand all parties potentially impacted, analyze possible outcomes, to make the best decision given the circumstances.
