Ground Up Construction Recruiting is partnered with a general contractor to help them hire a Project Manager in their Albuquerque office. This isn’t your typical Project Manager position – this is a jack of all trades Special Projects position focused on federal government jobs.

You'll be managing projects from start to finish, walking 3 job opportunities a week, estimating and doing takeoffs, and managing client/subcontractor/vendor relationships.


You’ll have the potential to manage 5-15 projects at a time varying from $5k-$500k a piece on a multi-year contract with a laboratory client. Some will be renovations and others will be small projects only requiring one subcontractor or the self-perform team. If you’re someone who enjoys managing multiple projects at a time, being involved in several aspects of the construction process, and wants an opportunity to be the lead in the Albuquerque office as this office grows, this is the position for you.


Responsibilities:

  • Manage assigned special projects, task orders, and client-directed work from scope development through closeout, including multiple concurrent projects in varying stages of planning, estimating, execution, and closeout.
  • Work with clients, owners, facility representatives, end users, internal departments, subcontractors, and vendors to clarify requested work, evaluate existing conditions, identify constraints, and develop executable scopes of work.
  • Perform preconstruction and estimating activities, including site walks, field verification, blueprint review, quantity takeoffs, material pricing, labor planning, subcontractor/vendor solicitation, proposal scopes, clarifications, exclusions, alternates, and estimate preparation.
  • Coordinate with Contract Administration to support prime contract setup, subcontract issuance, purchase orders, vendor documentation, insurance/compliance requirements, scope exhibits, and other project setup requirements.
  • Develop and maintain appropriate project schedules, look-ahead plans, procurement timelines, manpower plans, and schedules of values based on project size, complexity, and contract requirements.
  • Establish and manage project budgets from approved estimates; oversee cost codes, job costing, cost tracking, forecasting, margin protection, owner billing support, subcontractor/vendor invoice review, change pricing, and financial closeout.
  • Coordinate and direct subcontractors, vendors, self-perform crews, and assigned project support personnel as required by project scope, complexity, staffing plan, and workload.
  • Procure and coordinate required materials, equipment, subcontractors, vendors, permits, inspections, and other resources necessary to execute assigned work.
  • Lead or support project controls and documentation, including submittals, RFIs, change orders, field directives, project meetings, owner communications, Procore records, internal documentation procedures, and contract-compliant project files.
  • Support and enforce construction quality control expectations, site safety planning, company procedures, punch list completion, owner turnover, subcontractor/vendor closeout, final billing support, and internal project closeout requirements.
