The Residential Compliance & Administration Coordinator provides administrative and compliance support to the Residential Property Management team. This position is responsible for maintaining accurate resident records, assisting with applications and recertifications, processing payments, preparing for audits, and providing general support to the residential properties.
This position is cross-trained with the Residential Community Manager and serves as their backup when needed.

Primary Responsibilities
Resident Applications & Compliance
· Process rental applications, including background and credit checks
· Process third-party verification forms and Tenant Income Certifications (TICs)
· Prepare approval and denial letters
· Prepare leases and house rules and send documents for signature
· Process annual recertifications and TICs
· Maintain resident waiting lists
· Maintain accurate and complete resident files
Records & Documentation
· Set up new resident files and maintain required documentation for audits
· Scan and upload documents to PropertyWare
· Upload documents to SharePoint as needed
· Mail and post resident notices and notifications as needed
· Assist with preparation for annual and IFA audits for all properties
Payments & Reporting
· Enter rent payments and security deposits into PropertyWare
· Assist with monthly residential reports
· Research comparable properties and rental rates as needed
Property & Maintenance Support
· Assist with maintenance tickets, including closing completed tickets and adding resident charges when applicable
· Regularly review security camera footage to help ensure cameras are working properly
· Assist with overflow apartment inquiries
· Show apartments when the Residential Community Manager is unavailable
Community Manager Backup
· Provide backup support to the Residential Community Manager during absences or as needed
· Assist with resident communication, leasing, move-ins, and other Community Manager duties as assigned
· Maintain familiarity with Community Manager procedures through cross-training
Qualifications
· Previous administrative, property management, leasing, or compliance experience a plus
· Strong attention to detail and organizational skills
· Ability to maintain accurate and confidential records
· Good written and verbal communication skills
· Comfortable working with computer systems and learning new software
· Ability to manage multiple tasks and meet deadlines

Pay: $21.00 - $25.00 per hour
