POSITION SUMMARY:The Renovations Manager will coordinate the planning and execution of all apartment, cottage and common area renovation projects. Responsible for planning, coordinating, directing and supervising both internal and external personnel, subcontractors and vendors of said projects. Ensure projects are completed on time, within budget and to the quality specified. Perform design evaluations, systems reviews, schedule projections, constructability reviews, bid packaging, and construction pricing. Accountable for supervision, safety precautions, quality control, inspection, and administration.
SPECIFIC DUTIES AND RESPONSIBILITIES:Oversee planning and design of all apartment, cottage and common area renovation projects.
Ensure and coordinate all needed departmental input during the planning phase.
Review all project documents and contracts in conjunction to the bidding process.
Establish project objectives, policies, procedures and performance standards within boundaries of organization policy and contract specifications.
Confer with supervisors and foremen to discuss such matters as work procedures, complaints concerns and problems.
Coordinate evaluation, selection and negotiation (as needed) with architects, contractors, subcontractors, and interior designers.
Review and submit for approval all project payment applications, change orders and other project costs.
Track renovation cost vs. budget and maintain project files.
Establish liaison, as necessary, and work effectively with the Board of Directors, residents, staff, consultants, and local officials/regulatory agencies.
Perform regular field checks to ensure adherence to contract documents, safety, quality control and governing standards and regulations.
Conduct cost analysis for proposed changes.
Assist Renovations Techs when needed to ensure timely completion
Work with move-in coordinator/Marketing regarding occupancy checks and Resident Selections.
Review all project material submittals to ensure compliance with Grace Inspired Living standards.
Maintain inventory and place orders for equipment, fixtures and furniture as needed.
Develop, monitor and maintain a budget for facility refurbishing.
Coordinate and schedule with other departments, the refurbishing of apartments and cottages, to minimize disruption to residents and staff and insure requests are fulfilled.
Attend all required meetings and facility in-services.
REQUIRED:High School diploma and/or equivalent. Three to Five years prior supervisory experience in the Healthcare construction field.
PREFERRED:Five or more years’ experience in health care construction. Certified Project Management or similar. Membership in professional building and/or life safety organization.
