What are the responsibilities and job description for the Handyperson position at Gotham Organization?
ROLE SUMMARY: The Handyperson will be responsible for common area and apartment repairs in the scope of plumbing, electrical, HVAC, carpentry, painting and appliances. Further oversight of the building’s curb appeal through building exterior inspections, cleaning and grounds maintenance is required. Customer service and attention to detail are critical skills to ensure the satisfaction of the building’s residents. Responsibilities may also include daily cleaning and special projects as assigned.
Please note overtime may be required and the shift may change at any time due to operational needs.
CORE RESPONSIBILITIES:
- Respond to maintenance requests in a timely manner by diagnosing and repairing appliances, HVAC, electrical, waste management, and plumbing systems in a manner consistent with Gotham operating procedures and with the intent to reduce recurring problems. Follow through to ensure issues are resolved.
- Maintain Gotham customer service standards.
- Ensure vacant apartments are made move-in ready in a timely manner.
- Interface with Resident Manager, Community Manager, Director of Facilities, Property Management Team, Vendors, and Residents to coordinate daily activities at the building.
- Use BuildingLink to view, add notes to, and close maintenance requests.
- Comply with safety and environmental procedures, lockouts, and mold awareness programs.
- Maintaining an inventory of supplies and tools sufficient for providing the appropriate level of service.
- Inspect building’s common areas & back of the house on a daily basis to identify maintenance needs.
- Attend and complete all required safety trainings, staff development programs, and staff meetings.
- Foster a work environment that promotes energy conservation and continuous improvement of engineering functions.
- Maintain regular attendance and highest standards of personal appearance and grooming, in compliance with Gotham’s standards, as required by the employee handbook.
- Perform other duties as directed.
WORK ENVIRONMENT AND PHYSICAL DEMANDS:
- Indoor and outdoor hi-rise maintenance environment consisting of, but not limited to, exposure to moving mechanical parts, heights, toxic or caustic chemicals, pets, and loud noises.
- Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
- Vision requirements include both close range and long distance vision.
- Must be able to lift 50 lbs. independently and assist in lifting weights exceeding 50 lbs.
- Must be able stand for extended periods of time (4-6 hours per shift) and lift tables, chairs, etc.
- Must be able to climb ladders and crawl into confined spaces.
- Must be able to utilize power and hand tools.
REQUIREMENTS AND QUALIFICATIONS:
- A minimum of at least 2-3 years related work or experience (preferred)
- Working knowledge of plumbing, electrical, HVAC, carpentry, and appliances.
- High School diploma or equivalency (GED) (required).
- Positive, outgoing, and attentive demeanor.
- Strong oral, written, listening, and organizational skills
- Ability to demonstrate a history of proven reliability and consistency.
- Detail-oriented, able to multi-task, friendly
- Reliable, punctual, and regular in attendance
- Ability to take direction and work well with others
- Able to stand for extended periods of time (4-6 hours per shift) and lift tables, chairs, etc.
- Must be able to work 40 hours per week with flexible hours including nights, weekends, and holidays
- Fluent in English.
- FDNY Certificate of Fitness: S-12 (Sprinkler); S-13 (Standpipe); S-95 (Fire Alarm Systems); (preferred or ability to attain within first 90 days of employment if operational needs of the property require the same).
