- Oversee lease reviews, escalation true-ups, and expense allocations for Hawaii condominium associations.
- Ensure compliance with HRS Chapter 514B and all applicable Hawaii condominium regulations.
- Prepare and review accurate financial statements in accordance with GAAP and Hawaii association requirements.
- Drive improved profit margins through financial analysis, cost controls, and operational insights.
- Ensure timely and accurate owner billing, assessments, and reconciliations.
- Review condominium budgets, reserve funding plans, and cash flow projections.
- Collaborate with the Vice President of Condo Division and Vice President of Operations on strategic and operational initiatives.
- Support annual budget cycles, audits, and reserve studies in compliance with Hawaii regulations.
- Extensive experience in accounting, finance, or property management, preferably with condominium or HOA entities.
- Proven experience preparing and reviewing financial statements, budgets, forecasts, and reserve studies.
- Demonstrated ability to improve profitability and manage operational costs.
- Experience collaborating with boards, general managers, and executive leadership.
- Strong analytical, organizational, and problem-solving skills.
