Organization Overview: The Goddard Riverside Community Center (Goddard Riverside) and the Stanley M. Isaacs Neighborhood Center (Isaacs Center) are well-established Manhattan community-based agencies that support services to approximately 30,000 New Yorkers. We are two of New York City’s leading human services organizations meeting the needs of children, youth and families, homeless individuals, and older adults through-out Manhattan and New York City. Program Description: A supportive housing residence that provides 100 units of housing for older adults and people with mobility impairment.
Schedule: Monday - Friday (11:00pm-7:00am)
Salary Range: $19.50 - $23.75
Candidates must have the required qualifications to be considered for the position. The salary offer will be based on the candidate’s number of years experience in the exact or comparable position and additional preferred qualifications will be taken into account.
Qualifications:General Responsibilities
Ensure that residents receive prompt, efficient, courteous and quality service.
Specific Functions:
- Communicate regularly with On-Site Property Manager and On-Site Director of Maintenance regarding the condition of the building and emergency problems as they arise
- Inspect building grounds and other public areas to ensure that staff is performing assigned duties
- Maintain building grounds and public areas of residential buildings and its surroundings
- Clean out and repair vacant apartments for rental
- Respond to tenant service requests and assign staff to respond to tenant requests and work tickets.
- Coordinate with contractors and technical staff and conduct inspections or building tours as required
- Perform maintenance and repair to heating and boiler systems including cleaning burners, draining expansion tanks etc.
- Perform basic plumbing tasks such as changing faucets, washers, repairing toilets.
- Perform basic electrical work such as resetting circuit breakers, changing switch and outlet cover plates, replacing light ballast, bulbs, and globes.
- Assist in removal and replacement of apartment appliances
- Operate and maintain electrical and mechanical equipment to assure adequate and efficient heat and hot water including but not limited to HVAC, Exhaust fans, House pumps, Fire pump, Jockey pump circulators and Steam traps.
- Regularly check all control equipment such as circuit breakers, switches, connections; schedule all contractors or perform preventive maintenance such as lubrication, replacement of brushes and filters.
- Inventory Control – Maintain inventory control of maintenance supplies, tools and equipment, appliances, and machinery.
- Record keeping – Maintain records of maintenance services, including repair records on household and building appliances
- Maintain library of manuals, information and guarantees relating to appliances, building mechanical systems, other building equipment and fixtures
- Code compliance- Maintain necessary logs, records and copies of certificates, post certificates as required
- Move-ins/move outs – Conduct Move-in/Move out inspections with the on-Site Property Manager and tenants.
- Sweep, Clean, Wax and Polish floors.
- Mower Lawns, trim hedges, basic lawn and landscape upkeep duties
- Graffiti remediation and painting of common areas
- All duties assigned as outlined in the Collective Bargaining Agreement scope of work.
Requirements:
- OSHA Training Certifications 10 Hour/30 Hour
Physical Requirements:
Able to lift 50lbs, stand for extended periods, walking distances, climbing stairs, operate required equipment power tools, mechanical equipment, etc., climb ladders, enter and exit tight spaces.
