Overview
We are seeking a highly capable and experienced Senior Short-Term Rental Manager to take full ownership of our short-term rental portfolio operations and growth. This role goes beyond basic management—it is a business driver position responsible for maximizing revenue, optimizing listings, and ensuring top-tier guest experience across platforms such as Airbnb, Vrbo, and Booking.com.
The ideal candidate operates like an owner, understands the dynamics of STR platforms deeply, and is motivated by performance-based upside.
Key Responsibilities
1. Platform & Listing Management
- Manage and optimize listings across Airbnb, Vrbo, Booking.com, etc.
- Continuously improve listing content (photos, titles, descriptions, SEO, conversion rate).
- Monitor platform updates, algorithm changes, and implement best practices.
2. Revenue & Pricing Strategy
- Own pricing strategy using tools (PriceLabs, Wheelhouse, etc.) or manual optimization.
- Maximize occupancy, ADR (average daily rate), and overall revenue.
- Analyze market trends, seasonality, and competitor performance.
3. Guest Experience & Dispute Resolution
- Handle escalated guest issues, complaints, and platform disputes.
- Maintain high ratings (4.8 target) and Superhost-level performance.
- Implement systems to improve reviews and guest satisfaction.
4. Team Leadership & Coordination
- Manage and coordinate cleaning teams, maintenance staff, and vendors.
- Oversee quality control of turnovers and property condition.
- Build efficient workflows between remote customer service and on-the-ground teams.
5. Operations & Systems
- Create and refine SOPs for all aspects of STR operations.
- Implement tools for automation (channel managers, PMS, messaging systems).
- Ensure smooth day-to-day operations across all properties.
6. Growth & Expansion
- Identify opportunities to increase revenue and scale the portfolio.
- Improve listing performance metrics (conversion rate, ranking, occupancy).
- Contribute to strategic decisions (new properties, upgrades, positioning).
Requirements
- Proven experience managing multiple short-term rental properties (Airbnb, Vrbo, etc.)
- Strong track record of increasing revenue and occupancy
- Deep understanding of pricing strategies and platform algorithms
- Experience handling guest disputes and platform claims
- Ability to manage teams (cleaning, maintenance, customer service)
- Strong analytical and problem-solving skills
- Highly organized, detail-oriented, and proactive
Compensation
- Base salary (optional depending on structure)
- Performance-based compensation (percentage of profit)
