About the Role
The Controller is responsible for managing the integrity and accuracy of all financial operations at both the corporate and property levels. This role oversees accounting functions, ensures compliance with GAAP and company policies, and provides insightful analysis to support strategic decision-making. The ideal candidate is a hands-on leader with strong technical expertise, exceptional attention to detail, and a commitment to continuous improvement.
Key Responsibilities
Financial Accounting & Reporting
- Oversee all accounting activities, including general ledger management, property-level reporting, and corporate consolidations.
- Review and approve monthly, quarterly, and annual financial statements.
- Ensure compliance with GAAP, internal policies, and external reporting requirements.
- Coordinate year-end audits and tax filings with external auditors and CPA firms.
Budgeting, Forecasting & Analysis
- Lead the preparation and monitoring of annual budgets and cash flow forecasts.
- Provide variance analysis and performance reports to management and property owners.
- Support financial modeling for acquisitions, dispositions, and refinancing activities.
- Advise leadership on trends, risks, and opportunities impacting financial performance.
Internal Controls & Compliance
- Develop and maintain effective internal controls and accounting procedures.
- Ensure compliance with management agreements, lender requirements, and company policies.
- Identify and implement process improvements to strengthen accuracy and efficiency.
Leadership & Team Management
- Supervise accounting department staff, including property accountants and accounts payable personnel.
- Provide training, coaching, and professional development opportunities.
- Foster a culture of accountability, collaboration, and excellence.
Systems & Process Optimization
- Manage and optimize accounting software platforms and reporting systems.
- Ensure data accuracy and integrity across all financial systems.
- Lead or support the implementation of new tools or process improvements.
Strategic & Operational Support
- Provide financial insights to support business strategy and operational goals.
- Partner with property management teams to align financial and operational objectives.
- Participate in special projects and initiatives as assigned by leadership.
What You’ll Bring
- Bachelor’s degree in Accounting, Finance, or related field (CPA preferred).
- Minimum of 7 years of progressive accounting experience, including at least 3 years in a supervisory role.
- Property management or real estate industry experience strongly preferred.
- In-depth understanding of GAAP and property-level accounting.
- Advanced Excel and financial analysis skills; proficiency with accounting software required.
- Strong leadership, communication, and problem-solving abilities.
