Gibson Property Management is seeking a licensed Florida Realtor to help grow our rapidly expanding residential property management division.
In just one year, we have grown from 0 to 50 properties under management. We expect our property management division to grow 2-3x this year, and we are looking for the right person to help drive that growth.
We currently generate approximately 20 owner leads and over 100 tenant inquiries per month, with lead volume continuing to increase each month.
Our goal is simple:
- Help the right candidate earn six figures within their first 18 months.
- Continue earning six figures every year thereafter.
- Provide the systems, leads, support, and opportunity necessary to make that happen.
Position Overview
This is not a traditional property management role.
Your primary responsibility will be working with prospective property owners, onboarding new management clients, evaluating rental properties, coordinating make-ready work, and ensuring homes are prepared for successful leasing.
We have dedicated team members who handle leasing, tenant communication, showings, and tenant screening so you can focus on owner relationships, property onboarding, and business growth.
Responsibilities
- Meet with prospective property owners
- Conduct rental market analyses
- Present Gibson Real Estate’s management services
- Build relationships with owners and investors
- Perform property evaluations and inspections
- Assess property condition and recommend appropriate repairs and improvements
- Create and oversee make-ready punch lists
- Coordinate vendors, contractors, cleaners, photographers, and other service providers
- Manage the onboarding process from signed management agreement through tenant placement
- Serve as the primary owner contact during onboarding
- Assist in growing the property management portfolio
- Market real estate sales services to owners and tenants
What This Position Is NOT
- No cold calling
- No prospecting
- No lead generation
- No floor duty
- No property showings
- No tenant screening
- No day-to-day tenant communication
- No rent collection
- No trust accounting
- No ongoing maintenance coordination after tenant placement
- No required office attendance
- No set office hours
Compensation
Compensation is performance-based.
- Approximately $700 per successfully onboarded property after tenant placement
- Significant upside as portfolio growth continues
- Real estate sales opportunities available with variable commission splits based on property management performance
Additional Sales Opportunity
As long as rental property onboarding goals are being met, you may also pursue real estate sales opportunities through our brokerage.
You will have access to:
- Existing owner and investor leads
- A growing database of property owners
- Approximately 20 owner leads per month and growing
- Over 100 tenant inquiries per month
- Buyer and seller opportunities generated through our property management business
Real estate opportunities involving clients referred by outside Realtors will continue to be protected and honored.
Requirements
- Active Florida Real Estate License (Required)
- Valid driver’s license and reliable transportation
- High level of responsiveness and professionalism
- Strong sales, communication, and relationship-building skills
- Ability to evaluate property condition and recommend appropriate repairs and improvements
- Strong organizational and project management skills
- Ability to manage multiple projects simultaneously
- Self-motivated and capable of working independently
- Property management experience preferred but not required
