Position Summary

GeoSurfaces Midwest is seeking a detail-oriented Preconstruction Estimator to prepare accurate and competitive cost estimates for private and public civil construction projects.

This position supports project success by evaluating labor, materials, equipment, subcontractor pricing, project schedules, and potential project risks. The Preconstruction Estimator will also support budget development, cost planning, constructability reviews, value engineering, procurement planning, and the handoff of awarded projects to Operations.

Key Responsibilities

Responsibilities include, but are not limited to:

• Perform detailed quantity takeoffs, conceptual estimates, and cost estimates for private and public civil construction projects.
• Estimate scopes including demolition, excavation, grading, utilities, site concrete, synthetic turf, athletic surfacing, and equipment.
• Review construction documents, plans, drawings, specifications, and design-development packages.
• Verify scope completeness and accuracy during the estimating and preconstruction processes.
• Prepare and submit requests for information to clarify existing conditions, design intent, proposed improvements, and scope requirements.
• Develop and maintain relationships with material suppliers and subcontractors throughout assigned markets.
• Analyze historical cost data to establish competitive and accurate pricing.
• Assist with preliminary budgets, cost planning, cost modeling, and project feasibility analysis.
• Provide value-engineering and constructability-review recommendations.
• Prepare bid packages and solicit pricing from subcontractors, suppliers, and vendors.
• Review subcontractor and supplier proposals for completeness, compliance, exclusions, and potential scope gaps.
• Conduct site visits to evaluate existing conditions, access concerns, logistics, and project constraints.
• Attend pre-bid and preconstruction meetings as needed.
• Support project phasing, scheduling, procurement planning, and resource planning.
• Participate in risk-assessment activities.
• Identify opportunities to improve project cost efficiency and competitiveness.
• Prepare complete, organized, and accurate estimate documentation.
• Coordinate the handoff of awarded projects to Preconstruction and Operations teams.
• Collaborate with Project Management, Operations, Sales, and other internal stakeholders throughout the estimating process.

Qualifications and Experience

• Previous construction estimating experience required.
• Experience within civil construction, sports construction, preconstruction services, project engineering, or project management preferred.
• Experience reviewing construction drawings, plans, specifications, and bid documents.
• Knowledge of demolition, earthwork, grading, utilities, concrete, turf, athletic surfacing, or related construction scopes preferred.
• Strong mathematical, analytical, and problem-solving abilities.
• Strong written and verbal communication skills.
• Ability to manage multiple estimates, deadlines, and priorities in a fast-paced environment.
• High level of professionalism, discretion, and confidentiality.

Technical Skills and Core Competencies

• Proficiency with Bluebeam Revu.
• Experience with HCSS HeavyBid.
• Experience with Autodesk Build.
• Strong working knowledge of Microsoft Outlook, Word, Excel, and PowerPoint.
• Strong attention to detail and commitment to estimate accuracy.
• Ability to identify scope gaps, project risks, and cost-saving opportunities.
• Strong organizational and document-management skills.
• Ability to work independently while collaborating effectively across departments.

Additional Requirements

• Must be authorized to work in the United States without current or future sponsorship.
• Must be willing to complete a background check and pre-employment drug screening in accordance with applicable laws.
• Occasional travel to project sites, pre-bid meetings, company offices, and other business locations may be required.
• The onsite or hybrid work arrangement will be based on business and departmental needs.

Work Environment

This position primarily operates in a professional office environment and routinely uses computers, estimating software, and standard office equipment. The role may also require visits to active construction sites and participation in project meetings.
