Job Description:
Georgica Property Management, one of the largest growing affordable housing developers, is seeking a dedicated and experienced Property Manager to oversee the daily operations and management of residential properties, specifically those governed by LIHTC (Low-Income Housing Tax Credit) regulations. The ideal candidate will have proven experience in property management, a strong understanding of tenant relations, and a solid background in property maintenance and leasing.
Key Responsibilities:
- Oversee daily operations and management of residential properties.
- Manage tenant relations by addressing inquiries, resolving complaints, and ensuring tenant satisfaction.
- Coordinate and oversee property maintenance and repairs, including scheduling and supervising contractors.
- Conduct regular property inspections to ensure compliance with safety and maintenance standards.
- Develop and implement leasing strategies to attract and retain tenants.
- Advertise available properties, conduct property showings, and process rental applications.
- Negotiate lease agreements and enforce lease terms.
- Collect rent payments and maintain accurate records of financial transactions.
- Prepare monthly financial reports and budgets for property owners.
- Stay updated on local rental market trends and regulations.
Requirements:
- Proven experience as a Property Manager or in a similar role.
- Strong administrative skills with proficiency in Yardi property management software.
- Knowledge of LIHTC (Low-Income Housing Tax Credit) regulations is a plus.
- Understanding of property leasing processes and strategies, including upselling techniques.
- Familiarity with contract law and property management principles.
- Excellent customer relationship management skills.
- Strong communication and interpersonal skills.
- Ability to multitask and prioritize responsibilities effectively.
