Preconstruction Manager

Position SummaryGenesis Construction is seeking a strategic and detail-oriented Preconstruction Manager to lead estimating coordination, bid management, budgeting, subcontractor outreach, and early-stage project planning.
This role is critical in protecting margins, improving win rates, and ensuring projects transition smoothly from preconstruction into operations.
The ideal candidate combines technical estimating ability with strong communication and organizational leadership.
Key ResponsibilitiesEstimating & Budgeting- Lead conceptual estimating and detailed takeoffs
- Develop project budgets and pricing strategies
- Review drawings, specifications, and bid documents
- Coordinate value engineering opportunities
- Manage bid calendars and deadlines
- Coordinate subcontractor and vendor outreach
- Analyze subcontractor proposals for completeness and scope gaps
- Maintain subcontractor relationships
- Assist with constructability reviews
- Coordinate scope clarifications and RFIs during bidding
- Support schedule development and procurement planning
- Participate in turnover meetings with operations teams
- Assist with proposals and qualifications packages
- Support design-build pursuits
- Participate in client and subcontractor relationship development
- 5 years experience in commercial construction estimating or preconstruction
- Strong understanding of commercial construction methods and sequencing
- Experience with Division 3 and/or Division 9 preferred
- Ability to read plans/specifications thoroughly
- Proficiency with estimating software and Excel
