| JOB TITLE: MAINTENANCE TECHNICIAN REPORTS TO: MAINTENANCE SUPERVISOR STATEMENT OF THE JOB Performs minor repairs and maintenance on equipment and supplies of the facility. Order and requisition supplies when needed. Performs regular monthly maintenance checks of all equipment and supplies within the PERSONAL CARE home. Follows established safety rules and policies and procedures of the maintenance department. DUTIES OF THE JOB 1. Maintains the building in good repair and kept free of hazards such as those cause by electrical, plumbing, heating and cooling system, etc. 2. Maintains the building in compliance with federal, state, and local laws. 3. Maintains the fire alarm and emergency generator system in good working order. Performs test fire alarm and emergency generator system required and keeps records of test results. 4. Keeps the heating and air-conditioning units in good working order at all times. 5. Performs monthly maintenance checks of the building, grounds, and facilities. 6. Performs routine maintenance and repair work. 7. Performs security checks of the premises as directed. 8. Attends in-service programs on a monthly basis. 9. Maintains the exterior grounds. 10. Is on call for emergencies as directed by maintenance supervisor. 11. Paints and performs minor carpentry and repair work. 12. Requisitions supplies through supervisor. 13. Participates in fire drills. 14. Maintains required records and reports as outlined in the policies and procedures of the maintenance department. 15. Performs duties of washing windows and screens outside of building. 16. Maintains the nursing home in a safe and clean environment. 17. Keeps work areas and storage rooms neat and orderly. 18. Follows established safety rules and policies and procedure of the maintenance department. 19. Changes light bulbs. 20. Inspects fire extinguishers on a quarterly basis. 21. Performs other duties as required by the Administrator. JOB DESCRIPTION: MAINTENANCE TECHNICIAN JOB QUALIFICATIONS Must be at least 18 years of age or older and have a high school degree or equivalent. Minimum of one (1) year experience is preferred. Must be able to follow oral and written instructions. Must be in good mental and physical condition, able and willing to perform duties inside, and outside when necessary.
