Facilities Maintenance Technician II - Facilities Section

Position Summary

Incumbents of this position perform a wide variety of maintenance tasks and repairs to facilities utilizing knowledge and skill in at least one of the major crafts such as carpentry, masonry, sign making, plumbing, hearing, electrical, Heating, Ventilation, and Air Conditioning (H.V.A.C.) or pipefitter; and utilizing experience below the journeyman level in several of the other crafts.

Duties and Responsibilities

• Assists with the daily activities of the District Facilities Unit including related stockroom management activities and utilizing various software applications. 
• Monitors activities of work crews involved in repair work for compliance with sound engineering principles and practices and contractual standards.
• Receives specific assignments and obtains materials and special tools from stock as required.
• Uses all standard and special tools required of primary craft and all standard tools required of other crafts as necessary.
• When performing work:  a. Reads and interprets written instructions, diagrams and maintenance manuals.  b.  Investigates building equipment or structures to identify causes of breakdown or malfunction and repair.  c. Plans and organizes work to be performed and verifies that all necessary materials and parts are available.  d. Constructs, assembles, repairs and/or adjusts building maintenance equipment.  e. Instructs and directs less skilled workers who have been assigned to assist in major projects.  f. Reports breakdowns, deterioration or malfunction of building equipment as noted during inspections and may recommend remedial action and/or the use of new materials and equipment.
• Performs diversified building and grounds maintenance work below the journeyman level when not engaged in work of primary craft.
• Prepares reports on materials, equipment and time spent on various maintenance projects.
• Performs skilled fabrication and repairs to motors, pumps, grates, floors and all other equipment with minimal supervision.
• Operates snow removal equipment such as snow blowers and shovels, operates snow plowing and sanding equipment if qualified and licensed; participates in the random DOT Drug & Alcohol testing pool when applicable.
• Available 24/7 to respond to emergencies outside of standard business hours.
• Performs related duties as required.

Preferred Qualifications 

Commercial Motor Vehicle Driver's license (CDL), Class B Class 1D Hoisting License - Forklift

Qualifications Required at Hire

• Knowledge of the standard practice, methods, and techniques of welding.                                           
• Knowledge of the types and uses of equipment used in welding.                               
• Knowledge of safety practices and procedures followed in welding.                                         
• Knowledge of the standard practices, methods, and techniques of metal work.                                  
• Knowledge of types and uses of materials used in metal work.                                   
• Knowledge of the characteristics and properties of various metals used in metal work.                   
• Knowledge of the types and uses of equipment used in metal work such as rollers, benders, etc.     
• Knowledge of the types and uses of safety and/or climbing equipment such as scaffolds, ladders, rigging etc.                                  
• Knowledge of the types and uses of small handheld tools such as hammers, saws, screwdrivers, chisels, drills, etc.                               
• Knowledge of the types and uses of small measurement devices such as calipers, levels, rulers, steel squares, etc.                              
• Knowledge of the types and uses of handheld power tools such as saws, power drills, power hammers, etc.                                  
• Skill in operation of welding equipment.                               
• Skill in using small hand tools such as hammers, saws, screwdrivers, chisels, drills, etc.                      
• Skill in using small measurement devices such as calipers, levels, rulers, steel squares, gauges, etc.                                     
• Skill in using handheld power tools such as power saws, power drills, power hammers, etc.  
• Skill in the use of equipment of equipment used in metal work such as rollers, benders, etc.     
• Ability to read and interpret documents such as plans, blueprints, drawings, etc.

Applicants must have a high school diploma or GED and must have at least (A) four years of experience in commercial/residential construction or maintenance and (B) of which at least one year must have been in a supervisory capacity and (C) must have graduated from a qualified trade school in the appropriate craft.

Special Requirements

Incumbents are required to be licensed as one or more of the following:

I. A Commonwealth of Massachusetts Construction Supervisors License issued by the Massachusetts Office of Public Safety and Inspections;

II. A Commonwealth of Massachusetts Licensed Refrigeration Technician - H.V.A.C. issued by the Massachusetts Office of Public Safety and Inspections; 

III. A Commonwealth of Massachusetts Licensed Pipefitter - minimum Journeyman Level issued by the Massachusetts Office of Public Safety and Inspections;

IV. A Commonwealth of Massachusetts Licensed Oil Burner Technician - minimum Journeyman Level issued by the Massachusetts Department of Fire Services;

V. A Commonwealth of Massachusetts Licensed Sprinkler Fitter - minimum Journeyman Level issued by the Massachusetts Board of State Examiners of Plumbers and Gas Fitters;

VI. A Commonwealth of Massachusetts Licensed Electrician - minimum Journeyman Level issued by the Massachusetts Board of State Examiners of Electricians;

VII. A Commonwealth of Massachusetts Licensed Plumber - minimum Journeyman Level issued by the Massachusetts Board of State Examiners of Plumbers and Gas Fitters;

VIII. A Massachusetts Department of Transportation Welder Qualification Test Record and the Welder Qualification Certificate (Green Card) is required for field welders.

Incumbents must possess a current, valid Class D vehicle operator's license that is maintained in good standing, or an equivalent license from the state in which s/he resides.
