THE ROLE
This is a front-of-pipeline ownership role with a fast-moving industrial real estate development company that is actively building and scaling a ground-up portfolio. You will be the person who takes a site from concept to shovel-ready. That means owning the plan design coordination process, driving permits through every jurisdiction the company operates in, managing utility capacity confirmation and due diligence, and ensuring that nothing in the pipeline stalls for lack of attention or follow-through.
This is not a field superintendent position. It is not a coordination-support role. It is a decision-making, schedule-driving, issue-solving position that requires someone who takes full ownership and moves with urgency.
CORE RESPONSIBILITIES
- Lead pre-construction execution from site identification through permit issuance, including all phases of due diligence, utility capacity verification, and AHJ engagement
- Coordinate architectural, civil, and engineering plan sets across multiple concurrent active developments, ensuring documents are clean, coordinated, and buildable before submission
- Own the permitting process end-to-end — from initial application through approval — across all jurisdictions in the company's operating footprint
- Serve as the primary point of contact for municipalities, plan review departments, utility providers, zoning boards, and engineering consultants
- Review all submittals from suppliers, subcontractors, and general contractors for compliance with contract documents and approved plans
- Identify and resolve conflicts, gaps, or risks in plans and schedules before they escalate into project delays
- Maintain current, working knowledge of zoning ordinances, land use regulations, building codes, and permitting requirements across all active markets
- Keep company leadership informed with accurate, complete, and decision-ready project status at all times
WHAT YOU BRING
- Degree (Required): A Bachelor's degree in Architecture, Civil Engineering, Structural Engineering, or a closely related engineering discipline — this requirement is firm and will not be waived
- Permitting Experience: Demonstrated track record managing permitting from application through issuance on commercial or industrial projects
- Plan Coordination: Hands-on experience coordinating multi-discipline plan sets (civil, structural, MEP, architectural)
- Code & Zoning: Working knowledge of zoning, land use, building codes, and AHJ requirements across multiple jurisdictions
- Municipal Interface: History of direct, productive engagement with municipal staff, plan reviewers, and utility providers
- Document Fluency: The ability to read, mark up, and coordinate construction documents with accuracy and authority
- Proactive Execution: A track record of proactive problem identification — not reactive fire-fighting
PREFERRED BACKGROUND
- Experience in industrial, warehouse, manufacturing, or distribution center ground-up development
- Entitlement, rezoning, or variance experience in multiple jurisdictions
- Utility capacity analysis and coordination for ground-up development projects
- Design-build project delivery experience
- Proficiency in Bluebeam Revu, AutoCAD, or similar plan review tools
- PMP or equivalent project management certification
Salary : $120,000 - $140,000
