Position Summary
The Capital Projects Manager is responsible for the planning, execution, and successful delivery of large mechanical and fired equipment capital projects including boiler plant upgrades, burner retrofits, mechanical system installations, and controls integrations. This role operates within a General Contractor (GC) project structure and ensures strict compliance with project contracts, specifications, federal construction requirements, and schedule expectations. The Capital Projects Manager serves as GCB’s Microsoft Project scheduling and cost tracking subject matter expert while coordinating closely with the Service Projects Manager (Mechanical SME) to ensure projects are executed safely, efficiently, and profitably.

Core Responsibilities
Project Planning & Execution
- Manage capital projects from award through final closeout
- Coordinate execution with field superintendents, subcontractors, and internal teams
- Lead project kickoff meetings and establish execution plans
- Maintain project schedules, milestones, and deliverables
- Coordinate commissioning and turnover to the customer
Job Walks & Preconstruction
- Participate in job walks with General Managers and estimating teams
- Review drawings, specifications, and contract documents
- Identify project risks, constructability issues, and schedule constraints
- Develop preliminary execution strategies and schedule frameworks
Microsoft Project Scheduling (SME)
- Develop and maintain detailed CPM project schedules using Microsoft Project
- Identify and manage the project critical path
- Track schedule impacts and potential delays
- Provide schedule updates to leadership and customers
- Ensure project schedules align with labor availability and resource planning
Cost Tracking & Margin Protection
- Develop and maintain cost tracking models for capital projects
- Maintain weekly cost‑to‑complete forecasts
- Track committed costs vs actual costs
- Forecast project cash flow and financial performance
- Protect targeted project margins through proactive management of scope and labor productivity
Contract & Specification Compliance
- Ensure full compliance with project contracts, drawings, and technical specifications
- Interpret contract requirements and identify scope obligations
- Manage project documentation to ensure compliance with contractual requirements
- Coordinate with General Contractors and project stakeholders regarding compliance issues
Procore, Submittals, and Documentation Management
- Manage project documentation through Procore or similar project management platforms
- Develop and maintain submittal logs
- Coordinate preparation and submission of shop drawings and product data
- Manage RFI (Request for Information) process and maintain RFI logs
- Track Schedule of Values and progress billing documentation
- Ensure project documentation is organized for contract compliance and closeout
Federal / VA Construction Compliance
- Support projects within federal and institutional facilities including VA hospitals
- Ensure compliance with federal construction standards and project documentation requirements
- Coordinate inspections, documentation, and compliance procedures required for federal work
- Maintain accurate records required for government project audits and closeout
Change Order Management
- Identify scope deviations early
- Quantify schedule and cost impacts of changes
- Prepare change order documentation
- Support negotiations with General Contractors and clients
- Maintain change order logs and ensure proper approvals
Electrical & Controls Integration Coordination
- Coordinate installation of control panels, MCC connections, and instrumentation
- Support field I/O verification and commissioning preparation
- Coordinate closely with GCB Ignite technical SMEs on controls architecture
Experience & Qualifications
- 8–15 years project management experience in mechanical or fired equipment projects
- Experience working under General Contractor project structures
- Experience managing large industrial or institutional construction projects
- Experience with federal or VA construction projects preferred
- Strong understanding of construction contracts and technical specifications
Technical Skills
- Advanced Microsoft Project scheduling
- Project cost tracking and forecasting
- Experience with Procore or similar project management platforms
- Mechanical construction knowledge
- Electrical and controls integration familiarity
- Strong change order management experience
