About the Role:
Gardiner & Theobald is currently looking to add a highly skilled MEP Project Manager to oversee the mechanical, electrical, plumbing, fire protection, and fire alarm systems for large-scale construction projects in the Hospitality & Luxury Residential sector. The ideal candidate will have an extensive background in MEP design, construction, and project management, ideally as a consulting engineer, commissioning agent, operating engineer, or contractor. This candidate will be responsible for the management of all aspects of the MEP systems throughout the project lifecycle, ensuring projects are delivered according to specification, budget, schedule, and client-specific requirements.

Key Responsibilities:
Project Leadership:
- Oversee the planning, design, construction/installation, and commissioning of MEP systems, ensuring project goals are met.
- Serve as the primary point of contact between the client, project team, consultants, contractors, and vendors for all MEP project-related matters.
- Be recognized as the technical MEP Project Manager/leader by client teams
- Assist in real estate site selection and technical lease review for prospective properties as required.
- Schedule, attend, and lead project meetings, setting cadence expectations with client teams and consultants as required
Procurement
- Distribute Request for Proposals (RFPs), level and recommend MEP Engineers, Commissioning Agents, Contractors, and specialty consultants who best suit the budget and specific project needs.
- Identify and coordinate procurement of long-lead equipment with consultants and contractors.
Design Coordination:
- Coordinate with design teams to ensure MEP system designs meet project specifications, budget, schedule, and regulatory requirements.
- Assist in value engineering exercises as required for budget overage mitigation.
Construction
- Ensure construction of MEP systems is completed within schedule, budget, and expectation.
Budget & Schedule Management:
- Develop, manage, and track the project schedule and budget, alongside the Estimating Team, for MEP systems/Infrastructure.
- Ensure that all project milestones are completed on time and within budget.
Commissioning:
- Manage the commissioning process for MEP systems, ensuring proper installation and functional performance is verified and tested within schedule and budget.
Risk Management:
- Identify potential risks related to MEP systems and propose mitigation strategies to address issues proactively.
Reporting & Documentation:
- Provide regular updates on project status, challenges, and achievements.
- Maintain comprehensive documentation throughout the project lifecycle, including but not limited to agendas, meeting minutes, risk registers, schedules, and project dashboards.
- Coordinate MEP-related project closeout documentation for clients and owners
Knowledge, Skills, and Experience:
- Bachelor’s degree in mechanical/electrical engineering, construction, architecture, engineering, or a related field
- 7-10 Years of experience in construction, architecture, engineering, or a related field
- In-depth technical knowledge of MEP system design, permitting, construction, commissioning, and operations.
- Knowledge of sustainable building practices, energy-efficient MEP systems, and cost estimating is a plus.
- Relevant certifications (PE, LEED AP, CEM, etc.) are desirable.
- Technical or professional license preferred
- Experience managing multiple projects simultaneously
- Proficient in Microsoft Suite
- Experience in Microsoft Project is a plus
- Excellent written, verbal, and presentation skills
