About the Role:
Gardiner & Theobald is seeking detail-oriented and strategic Estimators and Senior Estimators to join our growing team in New York City. In these roles, you will support and lead the estimating process on high-profile projects, delivering accurate, insightful, and value-driven cost advice from early concepts through final delivery.
You will work closely with clients, design teams, contractors, and internal stakeholders to develop robust cost plans, prepare detailed estimates, and support informed project decisions. Senior-level candidates will also play a leadership role by managing complex assignments, mentoring junior staff, and serving as a key client-facing advisor.

Key Responsibilities:
Estimator:
As an Estimator, you will support the preparation of cost estimates and cost plans across multiple project phases. You will work collaboratively with project teams, assist with quantity take-offs and pricing analysis, and continue developing your technical estimating expertise under the guidance of senior team members.
- Prepare detailed cost estimates at various project stages, including concept, schematic, and construction documents.
- Analyze drawings, specifications, and project data to complete accurate quantity take-offs and pricing exercises.
- Assist in the development of cost plans, budgets, and value engineering recommendations.
- Research and maintain awareness of current market pricing, labor trends, and material costs.
- Collaborate with project teams to help ensure designs remain aligned with budget objectives.
- Support the maintenance of benchmarking databases and estimating tools.
- Participate in client and internal meetings, contributing to cost discussions and reporting.
- Work collaboratively with senior team members while continuing to develop technical estimating expertise.
Senior Estimator
As a Senior Estimator, you will lead estimating assignments for large and complex projects while acting as a trusted advisor to clients and project teams. You will take ownership of cost strategies, oversee estimate preparation, mentor junior staff, and contribute to business growth and process improvements.
- Lead the preparation of detailed cost estimates at all project stages, from early concept through construction documents.
- Analyze drawings, specifications, and project data to develop comprehensive pricing strategies and quantity take-offs.
- Develop and manage cost plans, project budgets, and value engineering options to support client decision-making.
- Maintain expert-level knowledge of market conditions, pricing trends, and project cost drivers.
- Collaborate closely with clients, design consultants, and project teams to ensure alignment with financial objectives.
- Mentor junior staff and review estimates for accuracy, consistency, and quality control.
- Lead client meetings and confidently present cost strategies, risks, and recommendations.
- Maintain and enhance benchmarking data while driving continuous improvement of estimating processes and best practices.
Knowledge, Skills, and Experience:
All Levels Should Have:
- Bachelor’s degree in construction management, engineering, quantity surveying, or a related field (RICS, MRICS, or similar certification preferred).
- Proven experience as an estimator or cost manager in the construction or real estate industry
- Strong knowledge of construction methods, materials, building systems, and current market conditions.
- Proficiency in quantity take-offs, cost planning, and estimating techniques across all design phases.
- Experience working with estimating software (e.g., Bluebeam, OST, etc)
- Familiarity with CSI MasterFormat and Uniformat classification systems.
- Excellent analytical and problem-solving skills, with attention to detail and accuracy.
- Strong communication and presentation skills, including the ability to explain cost data clearly to clients and stakeholders.
- Proven ability to manage multiple projects and deadlines in a fast-paced environment.
Estimator Level:
- 3 years of estimating or cost management experience
- Strong understanding of construction methods, materials, and pricing
- Ability to prepare accurate quantity take-offs and assist in cost planning
- Desire to continue developing technical and client-facing skills
Senior Estimator:
- 5 years of estimating or cost management experience
- Experience leading estimates on large-scale or complex projects
- Strong client management and presentation skills
- Ability to mentor junior staff and oversee estimate quality and consistency
- Advanced understanding of market conditions, benchmarking, and value engineering strategies
Physical Requirements:
- Attend client meetings on site as required
- In the office 4 days a week
