SUMMARY:
The primary duty of the Project Manager job is to manage the project development team of vendors to achieve the development goals of the Company. The job requires special knowledge, training and/or experience in construction of commercial or multi-residential buildings and ancillary improvements, specifically for multi-resident apartments and project management. It requires the customary and regular exercise of discretion and independent judgment on matters of importance to the business to accomplish the timely completion of the project, in accordance with Company standards of excellence. This position is also responsible for helping to ensure proper permitting of the project and developing and maintaining excellent City Staff relationships to facilitate the permitting and inspection process.
ESSENTIAL DUTIES & RESPONSIBILITIES:
The primary duties and responsibilities of the Project Manager include, but are not limited to the following:
- Responsible for developing and managing schedules, budgets, labor requirements, risk management, and project plans to ensure quality and safety standards are maintained and work stays on track.
- Through regular on-site review and evaluation, identifies project-related issues and potential issues, and provides solutions to keep projects on track and ensure schedules are being met.
- Manages project teams, key vendors, and other relationships vital to the success of the Company’s projects, including General Contractors, Subcontractors, and Consultants. Handles financial and schedule risks; ensures clear processes and procedures for the delivery of projects;
- Responsible for the project safety and making sure the Company is compliant with all necessary safety-related forms, training, inspections, and permitting.
- Review and analyze project plans on an on-going basis to make sure construction teams are fully coordinated and to look for VE opportunities.
- Collaborate with various sub-contractors on project plans, requesting bid proposals, and spreading the bids to make sure there are no scope holes.
- Responsible for creating the scopes in the project contracts and overseeing the contract formation to the subs. Responsible for overseeing and ensuring contract compliance.
- Responsible for identifying and resolving issues in the field through RFI’s to the consultants and coordinating with the sub-contractors while regularly documenting the status of every phase and providing updates to executive management.
- Ensure regular linkage and clear communication lines between program and state, local, and regulatory agencies to ensure compliance with all applicable regulatory requirements, and that current and future program permitting and entitlements are not jeopardized.
- Review the closing of each project to ensure structures meet project specifications.
- Ensure contractual obligations are satisfactorily fulfilled.
· Manage and coordinate the work of all professional consultants on the project to ensure tasks are completed on time and in accordance with specifications.
- Submit permit plans to City, assuring all updates and requested changes are made by professional consultants.
- Represent Garden Communities during City meetings to ensure issues with permits are resolved in a timely manner.
- Develop and manage project schedules, identify and promptly resolve any issues that may interfere with timely completion or satisfying the City or Company’s quality standards.
- Identify and procure all required City permits and payment of applicable fees.
- Manages and processes special applications or auxiliary project applications for city services.
- Maintains project related documents (incoming and outgoing), RFP’s, Transmittals, Delivery tickets, Unit Summary Sheets, Bid Spreads, Material takeoffs, and any other applicable document.
- Manage the tracking and delivery for product(s) using excel spreadsheets and contacting appropriate parties.
- Assist with RFP development and subcontract buyout.
- Assist with Plan printing, ordering, updates, and slip-sheets.
· Assist in managing electronic and hard copy filing system.
· Manage any PDF editing after issuance of Permit Set’s, resolves CD’s / Field Conflicts.
· Document all status updates and process reports for executive management.
- Other duties as may be assigned by the Vice President and the Vice President of Development.
QUALIFICATIONS:

EDUCATION/EXPERIENCE:
· High school degree or equivalent required, Bachelor’s degree in business related field desirable.
- Ten years’ experience, at minimum, in Construction Project Management or related field.
- Entry level understanding of Bluebeam
- Strong understanding of multi-family housing projects
- Experience in High Rise Experience (preferred)
TECHNICAL SKILLS REQUIRED:
· To perform this job successfully, an individual should have basic knowledge of current computer software including but not limited to: MS Office, PDF readers/ editors, FTP sites, SnagIt, and other construction based software.
- OSHA Certified 30 hour
PHYSICAL DEMANDS:
· Must be able to lift, push, pull, and/ or move up to 25 pounds. Regularly required to sit, stand, walk, or otherwise move about the property, units, and rooftop, squat, open doors, climb/ descend stairs. Operate standard office equipment (computers, phones, copier, fax machine or scanner) and do filing.
COMMUNICATIONS:
· Must be able to communicate (orally and written) in a clear, effective, and professional manner on a regular basis with co-workers, management, vendors, and other business associates within and outside the Company and Garden Communities.
SUPERVISORY RESPONSIBILITIES:
- This position supervises the Superintendents, Assistant Superintendents, Estimators, and Laborers. Regardless of status or position treats those who are supervised with respect and consideration.
· Assigns and evaluates work, ensures productivity and safe work practices, monitors attendance, provides training, and recommends or imposes disciplinary action, as needed.
ATTENDANCE AND PUNCTUALITY:
· Is reliable and consistently at work and on time; willing to travel, and work evenings, weekends, and holidays, as needed.
TRAVEL
· Travel may be required within the Southern California Region and Arizona region.
