Maintenance Technician

Job Summary
Garden Communities, a large and well-established real estate development and property management company, is seeking an experienced, reliable, and hands-on Maintenance Technician for Green Meadows, a residential apartment community located in Toms River, NJ.
The Maintenance Technician will be responsible for general property and apartment maintenance, including mechanical installations, painting, equipment repairs, preventive maintenance, and other repairs as necessary.
The ideal candidate will have practical maintenance experience, strong problem-solving skills, and the ability to complete repairs accurately and efficiently while communicating professionally with residents, management, vendors, and coworkers.
Responsibilities
- Complete resident maintenance requests promptly, thoroughly, and professionally
- Perform general apartment and property maintenance and repairs
- Complete mechanical installations and troubleshoot equipment as necessary
- Perform painting, patching, sheetrock, hardware, and basic carpentry repairs
- Assist with basic plumbing and electrical repairs within the scope of the position
- Diagnose equipment problems and complete or coordinate necessary repairs
- Prepare vacant apartments for new residents, including repairs and make-ready work
- Perform preventive maintenance and routine property inspections
- Inspect apartments, common areas, equipment, and building systems for maintenance or safety concerns
- Maintain tools, equipment, work areas, and maintenance spaces in a safe and organized condition
- Communicate professionally with residents, property management, vendors, and coworkers
- Maintain accurate records of completed work and required follow-up
- Follow company safety procedures and property maintenance standards
- Perform additional duties as assigned
Qualifications
- Previous residential, commercial, or general maintenance experience strongly preferred
- Hands-on experience with mechanical installations, painting, equipment repair, and general maintenance
- Experience with plumbing, electrical repairs, carpentry, sheetrock, appliance repair, or apartment turns is a plus
- Ability to diagnose maintenance problems and complete repairs efficiently
- Reliable, organized, self-motivated, and attentive to detail
- Ability to work independently with minimal supervision
- Professional and respectful when communicating with residents and coworkers
- Ability to stand, walk, bend, climb, reach, lift, and perform the physical duties associated with maintenance work
- Must have reliable transportation
- A valid driver’s license is required
- Must have the necessary tools to perform general maintenance and repair work
- Must be legally authorized to work in the United States
