What are the responsibilities and job description for the Property Maintenance Technician position at Galaxy Distribution?
We are seeking a skilled and reliable Property Maintenance Technician to join our property management team. In this role, you will be responsible for the day-to-day upkeep, routine maintenance, and minor repairs across our portfolio of residential and/or commercial properties. You will serve as the primary point of contact for tenant maintenance requests, ensuring all issues are resolved quickly and professionally.
- General Repairs: Perform minor plumbing (fixing leaks, unclogging drains), electrical (replacing outlets, switches, light fixtures), and carpentry tasks (repairing doors, fences, and cabinets).
- Unit Turnovers: Coordinate and perform "make-ready" tasks to prepare vacant units for new tenants, including painting, drywall repair, and appliance testing.
- Preventative Maintenance: Conduct regular property inspections to identify and address potential issues before they become major repairs. Replace HVAC filters, check smoke detectors, and inspect roofs/gutters.
- Tenant Relations: Respond promptly to maintenance work orders and interact with tenants in a friendly, professional manner.
- Vendor Coordination: Assist the property manager in obtaining bids and supervising specialized contractors for large-scale or licensed projects.
- Emergency Response: Participate in an on-call rotation to handle after-hours maintenance emergencies (e.g., pipe bursts, lockouts).
- Experience: Minimum of 2–5 years in general maintenance, construction, or a related field.
- Technical Proficiency: Strong working knowledge of basic plumbing, electrical, and HVAC systems.
- Tool Mastery: Proficient in the safe use of common hand and power tools.
- Physical Stamina: Ability to lift up to 50 lbs, climb ladders, and work in tight spaces like crawlspaces.
- Logistics: Valid driver’s license and a clean driving record. Reliable transportation to travel between property sites is required.
- Communication: Excellent verbal and written communication skills for documenting work and interacting with staff and tenants.
