About Us
We are a growing residential homebuilder in the Triangle focused on delivering thoughtfully designed, high-quality homes that stand out in today’s market. Our homes are intentional—from plan layout to finish selections—and built with a commitment to both craftsmanship and value.
Today, we build approximately 15 homes per year, with a clear path to scale to 25 homes annually over the next 2–3 years. As we grow, we are investing in the people, systems, and product decisions that will define our next phase.
The Role
We are seeking a Preconstruction & Product Manager to take full ownership of the preconstruction phase—from initial budgeting and permitting through vendor procurement and design selections.
This role sits at the intersection of cost, design, and execution.
You will be responsible for ensuring that every home is accurately budgeted, ready to start on time, reflects a cohesive and market-ready design vision, is competitively positioned, and can be executed cleanly in the field with minimal surprises.
This is a high-ownership role with direct impact on both our product quality and company growth.
What You’ll Own
Preconstruction & Project Readiness
Manage the full preconstruction process from lot-specific plan adjustments through permit approval. Order plot plans, redline construction drawings, and ensure plans are build-ready. Assemble complete, clear, and accurate start packages for construction. File and actively track building permits to prevent delays.
Estimating & Procurement
Develop and maintain baseline budgets for each floor plan. Solicit, level, and analyze bids across multiple trade partners. Identify cost savings opportunities without compromising quality or design intent. Award scopes of work and generate detailed purchase orders. Maintain vendor pricing, scopes, contracts, and insurance documentation.
Product & Design Ownership
Lead design selections for spec and pre-sale homes. Create cohesive interior and exterior packages that feel intentional and market-ready. Balance design appeal, cost targets, and current buyer preferences. Build and maintain option libraries tied to plans and elevations. Continuously evaluate competitor communities to understand trends, pricing, and positioning.
Vendor & Trade Partner Relationships
Build strong, professional relationships with trade partners. Communicate clearly and consistently throughout bidding and award processes. Hold vendors accountable to pricing, scope, and performance expectations.
What We’re Looking For
Experience in residential estimating, purchasing, or preconstruction. Strong understanding of construction plans, scopes, and sequencing. Ability to manage multiple projects, deadlines, and moving parts simultaneously. Highly organized, detail-oriented, and process-driven. Strong communication skills with vendors, internal team members, and stakeholders. A sharp eye for design and an understanding of what resonates in today’s market.
