Job Title: Facilities Technician – Trade II

SUMMARY: Ensure the safe and efficient operation of the club’s equipment including HVAC, Boilers, Chillers, Kitchen Equipment, and other mechanical equipment.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Visually inspect, operate, maintain and repair HVAC equipment in the club buildings and mechanical equipment rooms throughout the facility
- Utilize knowledge of building mechanical systems such as, but not limited to, chilled water units, condensing units, air handlers, ovens, gas kitchen equipment, refrigerated kitchen equipment, and boilers.
- Operation of fan systems, maintenance of temperature controls and disassembly and reassembly of equipment associated with the HVAC trade is also required
- Interpret blueprints and technical manuals along with knowledge in the use of various tools and equipment is necessary.
- Make emergency repairs to plumbing, kitchen, and other building equipment
- Any other requests made by a supervisor
- Approach every job with a high attention to detail and always leave the equipment and work area better than when you arrived
- Troubleshoot and repair HVAC/R systems, chilled water plants, walk-in coolers, air-cooled chillers, split systems, controls electrical systems ranging from 24V controls to 480V distribution.
- Perform diagnostics and repairs on kitchen equipment, sump pumps, gas pool heaters, and elevators.
- Participate in preventive maintenance programs to ensure reliability, safety, and compliance.
- Accurately document inspections, repairs, and maintenance in the CMMS system.
- Demonstrate expert knowledge and safe use of trade tools, diagnostic equipment, and test instruments.
- Generate accurate parts lists and take-offs for assigned projects.
- Model and enforce departmental safety standards, OSHA compliance, lockout/tagout, and 5S practices.

- Works independently, resolving complex issues across multiple systems with minimal supervision.
- Demonstrates mastery in troubleshooting, preventive maintenance, and diagnostics.
- Serves as a departmental role model for safety, tool use, and quality workmanship.
- Ensures high reliability and compliance of all assigned mechanical and electrical systems.
- Acts as a trusted technical resource and mentor within the department.
QUALIFICATIONS:
- Knowledge of OSHA standards and application
- Knowledge of plumbing and electricity
- Skilled in the use of hand tools
- Ability to perform duties in high and low temperature ranges such as summer outdoor heat and inside of coolers and freezers
- Ability to perform duties in confined spaces
- Knowledge of building mechanical systems
- Skilled in the use of a calculator to prepare simple, accurate mathematical calculations
- Ability to access and input information using a computer system
- Ability to grasp, lift or carry items weighing up to 50 lbs.
- Ability to remain alert throughout the duration of shift and remain calm during emergency situations
- Ability to perform tasks requiring bending, stooping and kneeling
- Ability to push and pull objects or material weighing up to 100 lbs.
- Ability to climb stairs and ladders, working at heights up to approximately 30 feet, with the ability to reach often time overhead
- High School Diploma required

PHYSICAL DEMANDS:
The employee is regularly required to stand, walk, sit, use hands to finger, handle or feel, reach with hands and arms, climb or balance, stoop or kneel, crouch, crawl, talk, hear, taste, and smell for the duration of shift. The employee must regularly lift and/or move up to 25 lbs, and occasionally lift and/or move up to 50 lbs. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust to focus.
