PRIMARY OBJECTIVES:
The Project Manager, under limited supervision, manages multiple projects concurrently from pre-construction through delivery while ensuring the projects are delivered on time, on spec, and on budget. The Project Manager works closely with all professional services such as design consultants, architects, and government agencies involved in their respective projects. This role oversees the overall schedule, tracking of progress, and development budget for a project.
KEY RESPONSIBILITIES:
Pre-Construction
- Coordinate and manage plan development, AHJ reviews, and permitting progress
- Review project plans and specs for quality control
- Coordinate with field operations and subcontractors to develop project schedule
- Lead pre-construction and constructability project reviews
Manages plan development, pre-con reviews, quality control, permitting, and schedule development.
Contracting
- Review trade scopes and make adjustments/recommendations as needed
- Work with contracting team to ensure bids are ready for review and contract execution
- In coordination with contracting team, ensure contracts are executed in a timely fashion for job readiness
- Participate in and recommend subcontractors in Contracting meetings
- Review and process all submittal packages via Engineer’s of Record and Owner

Budget Management & Pay Applications
- Manage the overall project budget
- Coordinate with Director of Development on project soft costs
- Lead project job cost review meetings
- Ensure project budget is always up to date
- Review and process all project change orders
- Review and approve all project pay applications and general conditions costs
- Lead and coordinate any subcontractor communication regarding pay applications

Project Management
- Manage design coordination and project issues between Design Consultants & Subcontractors/Vendors via RFIs
- Understand and communicate to all field personnel the owner’s goals regarding construction
- Manage project close out, O&M’s, warranties, lien releases, punch list items, and final project turn over
- Maintain positive relationships with the Owners, Design Consultants, Property Managers, and Inspectors throughout the project(s)
- Mentor and train other employees
Lead project related meetings, manage design coordination and issues, communicate owner’s goals, handle project closeout, and maintain positive relationships with all stakeholders.
Report Management
- Lead OAC meetings and manage meeting minutes
- Lead Draw meetings and manage meeting minutes
- Manage and send out Monthly Progress Report
- Ensure all lender reporting is updated and submitted monthly
- Manage ADA and Consultant Site Visit reports
Oversee and document OAC and Draw meetings, ensure timely lender reporting, and manage ADA and Consultant Site Visit reports.
REPORTS TO: Director of Construction Management
Direct Reports:
- Assistant Project Manager
Qualifications
- 5 years of relevant construction experience
- 4- year degree in construction management or related field preferred
- Extensive knowledge and experience with construction contracts, plans, and building codes
- Knowledgeable in all Microsoft Applications (Word, Excel, MS Project, Outlook), Procore, and Bluebeam
- Must have effective communication skills
- Ability to maintain contract files and documents with great detail
- Experience with mechanics liens, stop notices, legal issues related to construction contracting
- Self-starter with tact, judgment, and a highly developed sense of responsibility
Salary : $150,000 - $180,000
