We are looking for a Scattered Site Portfolio Manager to be responsible for the direct management oversight of assigned residential properties. The goal is to maximize asset value, customer satisfaction and revenue.
Essential Duties & Responsibilities
General Duties
- Establish positive working relationships with residents, roommates, and guarantors by addressing all inquiries with care and kindness
- Conduct continuous communication throughout the tenancy lifecycle via automatic electronic communication, phone, and email correspondence.
- Assist in monitoring leasing liabilities, lease breaks, preleasing and marketing
- Monitor, Review, and Respond to all positive and negative online reviews from residents, prospects, and owners
Delinquency Management & Evictions
- Provide financial reporting to owners and clients as needed
- Pull delinquency reports daily to monitor, analyze and resolve unpaid balances
- Communicate with residents regarding delinquency
- Aggressively pursue delinquent balances
- Draft 10-day notices and send to the posting service
- Provide a 10-day notice to the attorney
- Ensure unit is marketed during the process and unit turnover is scheduled
Work Order (WO) Management
- Assign all WO within one business day
- Ensure no duplicate WO are present and combine multiples from the same unit
- Monitor WO completion deadline and that tech notes are updated if delayed
- Communicate with all residents when WO is assigned, updated, and completed
- Identify consistent/recurring issues and work towards a permanent solution
- Identify Director immediately when any liability issues are identified
- Understand general skills and availability of vendors and techs
- Conduct Invoice approvals on a daily basis and monitor budget
- Utilize Vendor Availability weekly email to monitor vendor usage
Move-Out Responsibilities
- Perform pre-inspections, turnover inspections, assign work as appropriate
- Schedule turnover vendors and maintenance technicians
- Perform security deposit accounting within the legal timeline
- Handle security deposit disputes
- Conduct mid-year inspections when applicable
- Walk properties weekly and complete property walk checklist
- Identify property improvement ideas and mitigate liabilities
Basic Requirements and Work Experience
- Must be authorized to work in the United States for any employer.
- High School Diploma or equivalent is required. Associates Degree or above is preferred.
- Minimum of 2 years experience in a property manager or similar role.
- Strong time management skills with an ability to multitask.
- Strong written and verbal communication skills.
- Computer Proficiency and experience with Yardi Software strongly preferred.
Physical Requirements
- Ability to stand, sit and walk for extended periods of time
- Ability to lift 25 pounds occasionally
- Will require driving between company locations
Compensation and Benefits
Competitive Salary in the range of $60,000-$70,000 per year
