We are looking for a Leasing Manager to lead, direct and control all facets of leasing at one of our off campus student housing communities. This role will ensure quality services and a high degree of customer satisfaction within budgetary guidelines. The goal is to maximize asset value, customer satisfaction and revenue. We need individuals with strong organizational and innovative skills who can manage multiple tasks at once by juggling competing priorities. The candidate must be willing to work with growth of the company and be flexible with change in processes and daily routine
Responsibilities
Manage leasing inquiries and CRM Queue.
- Review assigned and priority property leads in the CRM queue
- Answer leasing calls and emails
- Return all voicemails and texts
- Conduct weekly meetings, review metrics, and solicit showing feedback.
· Showings
- Setup tours and appointments
- Notify prospects when tours are set, moved, and canceled
- Present properties and provided amenities in a positive light to prospective tenants
- Determine the needs, living standards and economic viability of prospect customers
- Execute tours and close leases
- Populate showing notes and communicate with the Leasing Manager
- Show up on-time every time
- Dress in professional clothing
Leasing Metrics & Planning:
- Create leasing updates for the Community Manager and Asset Manager.
- Conduct comp analysis to validate or adjust pricing recommendations.
- Determine when assets should lease by in order to avoid vacancy and outperform competitors.
- Collect and analyze data on markets, competitors, and consumers.
Unit Readiness Coordination:
- Ensure units are clean, unlocked, and showable.
- Relay feedback from tours to PMs and AMs.
Community Management Assistance
- Pitch in when needed in Community Office
- Organize keys for move-in pickup
- Additional duties as assigned
Basic Requirements and Work Experience
- Must be authorized to work in the United States for any employer.
- High School Diploma or equivalent is required. Associates degree or above is preferred.
- Minimum of 2 years in property management.
- Experience with student housing strongly preferred
- Must have valid drivers license with reliable transportation
- Working knowledge of real estate law and leasing practices.
- Up to date with property market status.
- Excellent communication and negotiation skills.
- Customer service orientation.
Physical Requirements
- Ability to stand, sit and walk for extended periods of time
- Ability to lift 25 pounds occasionally
- May require driving between company locations
Compensation and Benefits
Competitive Salary starting at $65,000 per year
