Job Summary
The Real Estate Acquisition Manager drives the company's growth by identifying, evaluating, and securing new development sites. This role is responsible for the entire site acquisition process, including market analysis, site selection, land negotiation, and coordinating with tenant representatives to confirm the viability of sites under review. The manager builds a robust project pipeline by managing relationships with tenants, brokers and landowners.
Key Responsibilities
• Identify and source new development opportunities in target markets through market analysis and broker relationships.
• Work collaboratively with Tenants to increase participation in development programs across our service regions.
• Coordinate with tenant representatives to ensure potential sites meet tenant requirements and gain their approval.
• Negotiate letters of intent (LOIs) and purchase agreements with landowners.
• Manage the high level (Phase 1) due diligence process in coordination with the internal engineering and legal teams.
• Build and maintain a strong network of brokers, landowners, and municipal contacts.
• Prepare and present new site acquisition proposals to Senior Leadership, Tenants, Local Representatives, Brokers and Owners

Required Qualifications
• Education: Bachelor's Degree in Real Estate, Business, Finance, or related field.
• Experience: 3-5 years of experience in commercial real estate, specifically in site acquisition or brokerage.
Preferred Qualifications
• Prior experience working directly for a single-tenant retail developer.
• CRM software experience: Monday.com
• Proficiency with real estate acquisition software: inc. CoStar, LandVision, Esri- ARC GIS
• Active commercial real estate license.
Working Conditions
This is a hybrid role based in the HQ office with frequent travel to meet Sellers and Tenants, visit sites and attend industry events. The work schedule is typically Monday to Friday, with some flexibility required to accommodate client meetings and deadlines.
