Position Summary

The Maintenance Manager oversees and coordinates all facility maintenance operations across FBWC’s properties. This role ensures that maintenance requests and work orders are completed efficiently, safely, and to the highest quality standards.

The Maintenance Manager supervises the Maintenance Lead, manages vendors and contractors, and ensures all FBWC facilities are well-maintained, clean, and operational. This position requires a hands-on leader with excellent organizational and problem-solving skills who takes pride in maintaining a safe and functional environment for clients, staff, and volunteers.

Key Responsibilities 1. Leadership & Supervision

  • Supervise and support the Maintenance team, ensuring work orders are prioritized and completed on time.
  • Provide guidance, training, and feedback to staff.
  • Maintain visibility across all FBWC sites to inspect work, verify quality, and assist as needed.
  • Promote teamwork and uphold a professional, service-oriented environment.

2. Work Order & Preventative Maintenance Management

  • Manage all FMX maintenance tickets across FBWC locations.
  • Monitor progress, ensure timely completion, and maintain documentation.
  • Develop and oversee a preventative maintenance schedule for HVAC, electrical, plumbing, and equipment.
  • Coordinate routine maintenance tasks such as filter changes, safety checks, pest control, and landscaping.
  • Track and analyze maintenance trends to identify improvements.

3. Facility Operations

  • Ensure all facilities, grounds, and equipment remain safe and fully operational.
  • Oversee facility cleanliness and quality standards.
  • Approve maintenance-related purchases and track expenses within budget limits.
  • Support office relocations, event setups, and Rio Bend apartment turnovers.
  • Ensure compliance with building codes, OSHA, and FBWC policies.

4. Vendor & Contractor Oversight

  • Serve as the primary point of contact for external contractors and vendors.
  • Coordinate and evaluate vendor performance to ensure cost-effective and timely work.
  • Obtain quotes, review invoices, and verify service documentation.
  • Notify the Operations Director of major repairs or vendor issues requiring approval.

5. Documentation & Reporting

  • Maintain accurate maintenance logs, inspection reports, and FMX records.
  • Provide weekly updates on open work orders, vendor performance, and facility conditions.
  • Keep records of equipment, tools, warranties, and supply inventory.

6. Emergency Response & Safety

  • Respond promptly to facility-related emergencies.
  • Report safety incidents immediately to the Operations Director.
  • Ensure maintenance staff and contractors follow all safety protocols and PPE requirements.
  • Support emergency preparedness plans and facility safety drills.

Qualifications

  • High school diploma or equivalent required; technical/vocational certification preferred.
  • 3–5 years of experience in maintenance, facilities, or property management, including supervisory experience.
  • Strong working knowledge of HVAC, plumbing, electrical, and building systems.
  • Proficiency with FMX or similar maintenance software and Google Workspace.
  • Strong leadership, communication, and organizational skills.
  • Valid Texas driver’s license and clean driving record.
  • Ability to work occasional evenings or weekends as needed.
