- Handle repair and maintenance requests across residential units and light commercial spaces — plumbing, carpentry, electrical, drywall, painting, flooring, appliances, and more.
- Coordinate unit turns between tenants — complete punch lists, repairs, cleaning coordination, and make-ready tasks to minimize vacancy time.
- Conduct property walk-throughs and inspections to catch issues before they become expensive problems.
- Work with and supervise subcontractors and vendors on projects where additional help is needed.
- Communicate clearly with the property management team on work order status, timelines, and completed repairs through AppFolio.
- Support rehab and renovation projects on newly acquired properties — we turn distressed properties into quality rentals and need someone who can help make that happen.
- Handle light commercial maintenance needs as part of our broader portfolio.
- Maintain a clean, organized, and safe work environment at every property you visit.
WHAT WE'RE LOOKING FOR
- Hands-on experience in residential maintenance, general construction, or a skilled trade — plumbing, HVAC, electrical, or carpentry.
- The ability to look at a problem and figure it out — you don't need someone holding your hand on every repair.
- Comfortable working across multiple properties in a day and managing your own time effectively.
- Strong communication skills — you'll be interacting with tenants, vendors, and the internal team.
- Valid driver's license and reliable transportation — this role requires travel between properties.
- A positive attitude and a strong work ethic. We move fast and we need people who keep up.
- Experience managing or coordinating small teams or subcontractors is a plus.
- Light commercial experience is a bonus — not required, but preferred.
The Ideal Candidate
You show up on time, take ownership of your work, and don't leave a property until it looks right. You can fix a leaky faucet, patch drywall, replace a light fixture, and troubleshoot a furnace — all in the same day. You know when to call in a specialist and when to handle it yourself. You communicate with your team so nobody is guessing. That's who we're looking for.
Pay: $12.00 - $16.00 per hour
