This role advances that commitment through asset planning, financial analysis, and cross-functional coordination.

POSITION PURPOSE

The Manager, Asset Management & Capital Planning leads long-range asset, capital, and reserve planning; evaluates investments; coordinates the project portfolio; and supports capital allocation and reserve funding decisions. Working with department leaders, Finance, and the Director of Community Operations, the Manager coordinates construction and capital project scope, schedules, budgets, milestones, risks, and stakeholders while operating leaders retain execution accountability.

Although reporting within Community Operations, the Manager supports the consolidated capital and asset planning process across all Forest Highlands departments, including areas outside the Director’s operational portfolio.

LEADERSHIP & CULTURE

  • Building strong cross-functional relationships and communicating risks, forecasts, and recommendations clearly.
  • Applying financial rigor, sound judgment, discretion, initiative, and a solutions-oriented approach.
  • Balancing asset quality, service expectations, long-term member experience, and financial discipline.
  • Championing the commitment to Elevating Excellence and Preserve, Protect & Enhance.

ESSENTIAL RESPONSIBILITIES

Asset Management & Lifecycle Planning

  • Maintain an inventory and long-range lifecycle plan for community assets, infrastructure, facilities, common areas, and equipment.
  • Partner with department leaders to assess asset condition, useful life, maintenance needs, risk, and replacement timing.
  • Identify opportunities to extend asset life, reduce lifecycle costs, improve utilization, mitigate risk, and enhance member experience.

Capital & Reserve Planning

  • Lead annual and long-range capital and reserve planning.
  • Develop project scope, timing, cost, rationale, and funding requirements with department leaders.
  • Evaluate repair, replacement, phasing, and deferral against lifecycle cost, service impact, and member affordability.
  • Recommend priorities for the consolidated project portfolio based on asset condition, risk, financial impact, strategic importance, and member benefit.
  • Monitor budgets, forecasts, timing, and funding needs to support reserve adequacy and long-range planning.

Project Forecasting & Investment Analysis

  • Prepare financial models, ROI, payback, lifecycle cost, scenarios, and concise business cases for significant investments.
  • Evaluate nonfinancial benefits, including asset preservation, risk reduction, service levels, regulatory needs, and member experience.
  • Conduct post-project reviews comparing actual costs, timing, and outcomes with approved assumptions.

Capital Portfolio & Project Coordination

  • Coordinate project forecasting and portfolio reporting using consistent plans, milestones, forecasts, and performance measures.
  • Track project budgets, commitments, forecasts, timing, scope changes, dependencies, and key risks.
  • Provide financial and analytical support while preserving operating leaders' accountability for execution.

Financial Analysis & Reporting

  • Report concisely on asset condition, capital requirements, project performance, spending forecasts, variances, and funding needs.
  • Partner with Finance to align capital and reserve forecasts with budgets and long-range plans.
  • Prepare decision support for management, committees, and the Board. Include alternatives, costs, risks, and member impact.

EXPERIENCE & QUALIFICATIONS

  • Five or more years in asset management, capital planning, hospitality or resort operations, real estate, facilities, infrastructure, finance, or a related field.
  • Strong forecasting, modeling, ROI, capital planning, and analytical skills.
  • Experience developing and maintaining capital, reserve, asset lifecycle, or project portfolio plans.
  • Ability to translate operational needs into clear recommendations, manage priorities, and influence across functions.
  • Strong judgment, communication, discretion, initiative, and advanced Excel, Word, and PowerPoint skills.
  • Bachelor's degree in a related field or equivalent relevant experience.

LEADERSHIP CHARACTERISTICS

  • Prudent Steward of Member Resources — Applies disciplined analysis while recognizing that community investments may not yield direct financial returns.
  • Strategic and Organized — Anticipates long-term needs and promotes portfolio transparency and accountability.
  • Collaborative and Solutions-Oriented — Builds partnerships, challenges assumptions, and evaluates alternatives while respecting operational ownership.
  • Member-Focused — Balances financial discipline, asset quality, service consistent with Forest Highlands' hospitality standards, and long-term member experience.

MEASURES OF SUCCESS

  • Accurate, forward-looking capital and reserve forecasts.
  • A credible, regularly updated multi-year capital plan used by management and the Board.
  • Clear visibility into asset condition, lifecycle, investment needs, and project risks.
  • Well-supported prioritization and coordination of capital investments.
  • Capital recommendations reflect Forest Highlands' hospitality standards, member experience, and prudent use of member resources.
  • Alignment of asset needs, capital plans, reserve requirements, and long-range financial planning.
  • Effective partnerships and concise, decision-oriented reporting.
