You sit down with a seller and put the marketing plan for her specific house on the screen - the copy, the visuals, how it goes out - built while the two of you are talking. That isn't a pitch about technology. That's the listing.
The company behind it: 368 closings last year, 335 by mid-August this year, roughly 800 projected for 2026. Five agents in October 2021, 75 now.
We write our own software. Not a rented platform - ours, built in-house and changed when an agent says it should be:
- AI listing marketing you can demo at the kitchen table
- Our own CRM, so when it doesn't do something you need, you're talking to the person who writes the code
- Foraker Sign, our e-signature and contract tool, built around how a real estate deal actually moves
- Transaction management that the coordinator and the agent both work out of
- Outbound Prospector - pick a neighborhood or upload a list and it texts your farm for you
Family-owned. Delaware office at 3200 Concord Pike in North Wilmington, a building we own, and headquarters at 135 E State St in Kennett Square. Newark sits in the middle of the territory we work.
None of it costs you a monthly fee. No desk fee, no technology fee, no franchise fee, no marketing assessment. About $75,000 a month goes into agent support:
- 30,000-50,000 company leads in one database every agent can search
- A full-time inside sales agent who calls and qualifies buyer leads and books the appointment on your calendar - over 60 a month
- A salaried in-house photographer and videographer, flat agent rate on listings, personal brand content free
- A transaction coordinator with 26 years in the business at $300 a deal
- Licensed in Delaware, Pennsylvania and Maryland - one brokerage, three states
Company leads stay company leads for twelve months after closing. After that the client, their family and their referrals are part of your sphere.
Who owns this: Brian Foraker, and he lives in West Grove. No approval chain. Need a decision? Call him and get one that day. Close 10 or more deals a year and your application books onto his calendar, not a recruiter's.
