What are the responsibilities and job description for the Superintendent position at Focus?
Manage on site operations and personnel with direct responsibility for project schedule, sequence of construction, logistics, means & methods, safety, security, municipal inspections, and quality assurance with a particular emphasis on complicated projects or mechanical/electrical rough-in and building enclosures. Projects may also include significant sitework improvements and warranty.
Managerial
- Supervise and mentor team members.
- Coordinate and manage assigned project work and timelines.
- Oversee jobsite logistics, safety, and security.
- Manage quality assurance processes and external consultants.
- Serve as site lead and client representative when applicable.
Municipal Liaison
- Ensure all permits and approvals are in place and maintained.
- Foster positive relationships with inspectors.
- Coordinate and complete required inspections.
- Ensure work complies with local ordinances.
- Obtain final occupancy permits and submit them to the office.
Safety
- Enforce and maintain site-specific safety policies and documentation.
- Conduct weekly safety meetings.
- Maintain jobsite cleanliness and readiness for inspections.
- Respond to and document safety inspection findings.
Quality Control
- Review plans for constructability and sequencing.
- Help develop and implement QA/QC programs.
- Coordinate testing schedules with agencies and subcontractors.
- Verify all work meets project specifications and standards.
- Conduct pre-punch list walk-throughs.
Schedule
- Support development and maintenance of project schedule.
- Schedule and coordinate subcontractors, deliveries, inspections, etc.
- Update and maintain a 3-week look-ahead schedule.
- Ensure timely material availability by managing submittal process.
Construction Execution
- Attend kickoff meetings and set up jobsite.
- Manage site crews, materials, tools, and equipment.
- Ensure accurate job layout and maintain jobsite security.
- Oversee subcontractor performance and compliance.
- Track project documentation and changes.
- Maintain daily logs, timecards, and support RFIs and change orders.
- Communicate progress for billing and draw requests.
Close-Out
- Complete punch lists and obtain final billings.
- Return marked-up documents for as-builts.
- Assist in collecting warranties, manuals, and lien waivers.
- Support PM in subcontractor closeout and attend closeout meeting.
Qualifications
Skills Required:
- 4-year degree in Construction Management, Design, or equivalent experience
- 8-15 years’ experience supervising trades
- Demonstrated ability to manage a Project Team on a complex project
- Proficient in Microsoft Office applications including Microsoft Project
- Proficient in Procore or related construction management software
- Solid written and communication skills
- Be positive, energetic, and good communicator
- Complete OSHA 30-hour class
- Self-motivated
