Overview
Oversees large-scale construction projects over $50M from concept through closeout and warranty. Responsible for proposals, estimating, contracts, scheduling, costing, quality, safety, and full P&L performance. Manages multiple projects and direct reports including PMs, Engineers, and Superintendents.
Key Responsibilities
Leadership & Team Management
- Supervise, mentor, and conduct reviews for PMs, Engineers, and Superintendents.
- Train and develop team members; lead internal and subcontractor meetings.
- Participate in hiring and Project Team selection.
Client & Owner Relations
- Maintain strong client relationships and guide owners through preconstruction to groundbreaking.
- Lead OAC meetings and review all client correspondence.
- Prepare proposals, estimates, schedules, and scope documents.
Preconstruction Management
- Develop and track budgets, preliminary schedules, and logistics plans.
- Ensure design documents meet program, budget, and constructability requirements at key milestones (30/70/90%).
- Coordinate preconstruction activities including reports, approvals, permits, and utilities.
- Review and approve proposals and secure fee approvals.
Project Administration & Controls
- Oversee contracts, subcontracts, change orders, cost tracking, and monthly reporting.
- Manage job costs, profitability, schedule performance, and quality control programs.
- Ensure compliance with safety standards and project-specific safety plans.
Procurement & Subcontractor Management
- Solicit bids, prepare bid packages, issue clarifications, and evaluate proposals.
- Coordinate shop drawings, submittals, and long-lead items.
- Expedite subcontractors and enforce schedule adherence.
Construction Execution
- Develop and maintain the construction schedule with the Superintendent.
- Perform site visits for schedule, billing, and client coordination.
- Manage change orders, pay applications, invoice approvals, and budget updates.
- Ensure proactive communication across all stakeholders.
Closeout & Warranty
- Lead punch list coordination, warranty management, and closeout documentation (O&M manuals, warranties, as-builts).
- Prepare final project reports and coordinate marketing project summaries.
Qualifications Required:
- 9-15 years of experience in residential/commercial construction with a thorough understanding of construction systems, phasing, logistics, scheduling and estimating
- Bachelor’s Degree in Engineering, Construction Management or Architecture
- Excellent interpersonal and written communication skills
- Excellent leadership, organizational and managerial skills
Salary : $145,000 - $160,000
