What are the responsibilities and job description for the Construction Manager - III position at Flintrock Builders?
POSITION SUMMARY
The Construction Manager III independently manages the construction of multiple homes from preconstruction through homeowner delivery. This experienced field leader is accountable for safety, quality, schedule, cost, job-site presentation, documentation, and the customer experience across assigned homes and communities.
The position coordinates trade partners, materials, inspections, utilities, internal teams, and homeowner milestones to deliver complete homes on time and within budget. As a level-three Construction Manager, this role handles complex field issues, models disciplined operating practices, and helps develop less-experienced construction team members.
ROLE SCOPE
This is a senior individual-contributor role requiring at least five years of residential construction management experience. The Construction Manager III may provide day-to-day guidance, training, or coverage to assistants and other field personnel but has no regular direct reports unless assigned. The Director of Construction retains authority for division-wide strategy, staffing, major policy decisions, and matters outside the position’s delegated authority.
KEY RESPONSIBILITIES
Construction Planning & Scheduling
- Manage assigned homes from preconstruction and permit release through completion, homeowner orientation, closing, and operational handoff.
- Build and maintain detailed schedules for trade partners, materials, inspections, utilities, buyer meetings, quality reviews, and closing milestones.
- Walk every active home routinely, verify actual progress against the schedule, and communicate accurate completion dates and constraints.
- Sequence work efficiently, confirm trade and material readiness, and implement recovery plans when delays threaten committed dates.
- Coordinate preconstruction, pre-drywall, quality, final, and homeowner-facing meetings as required.
Trade Partner & Material Management
- Direct daily trade-partner activity according to approved plans, scopes of work, schedules, safety requirements, and quality standards.
- Set clear expectations, resolve field conflicts promptly, and provide documented feedback on trade staffing, timeliness, workmanship, and communication.
- Inspect completed work before authorizing payment and reject or stop work that does not meet plans, specifications, code, or company standards.
- Coordinate material delivery, storage, protection, shortage resolution, and replacement with Purchasing, suppliers, and trade partners.
- Maintain professional relationships with trade partners while holding them accountable for scope, schedule, quality, cleanup, and correction of deficiencies.
Quality & Customer Readiness
- Confirm each home is built to approved plans, specifications, selections, options, scopes of work, and applicable installation requirements.
- Perform documented inspections at critical stages and require deficiencies to be corrected before work is concealed, paid, or presented to the customer.
- Complete punch-list and final-readiness activities so homes are clean, complete, functional, and presentation-ready for homeowner milestones and closing.
- Conduct or support homeowner orientations and walk-throughs, explain home features professionally, and ensure agreed items are completed promptly.
- Partner with Customer Care to identify recurring warranty concerns, resolve construction-related issues, and prevent repeat defects.
Safety, Environmental & Code Compliance
- Maintain safe, clean, secure, and professionally presented job sites in accordance with company requirements and applicable regulations.
- Conduct required safety meetings and inspections, maintain accurate logs, correct hazards promptly, and enforce safe work practices.
- Maintain compliance with building codes, permits, inspections, OSHA requirements, and applicable stormwater and environmental programs.
- Coordinate with municipal inspectors, utility providers, and other agencies to secure timely approvals, services, and certificates of occupancy.
- Keep complete records of inspections, corrections, safety activity, stormwater reviews, and other required compliance documentation.
Cost Control & Documentation
- Manage construction activity within approved budgets and protect profitability through planning, inspection, and timely issue resolution.
- Review purchase orders, change orders, invoices, field charges, and variances for accuracy, authorization, satisfactory completion, and proper documentation.
- Prevent avoidable rework, waste, theft, damage, expediting, and unauthorized purchases through consistent field controls.
- Maintain current schedules, daily notes, inspection records, photographs, buyer documentation, and job-status information in approved systems.
- Escalate material schedule, quality, cost, safety, or customer risks early with clear facts and recommended solutions.
Leadership & Cross-Functional Coordination
- Coordinate closely with Sales, Design, Purchasing, Finance, Land Development, Customer Care, and leadership on commitments affecting construction.
- Communicate schedule changes, decisions, risks, and customer-impacting issues clearly and promptly to the appropriate stakeholders.
- Coach assistants and less-experienced Construction Managers on scheduling, inspections, quality, safety, documentation, and trade-partner management.
- Provide field coverage, support model and inventory priorities, and assist with community openings or operational closeout when assigned.
- Identify and share improvements that strengthen cycle time, quality, cost control, safety, customer satisfaction, and field consistency.
