Community Sales Manager (Exempt)

Position Summary
The primary responsibility of the Community Sales Manager is to actively drive new home sales by leveraging all available tools to showcase value, sell, and close homes, with a focus on delivering exceptional customer service. The Community Sales Manager also acts as a liaison between homebuyers and the construction team throughout the building process.
Key Responsibilities
- Meet and exceed sales and customer service goals set by management.
- Serve as a subject matter expert on the Flintrock Builders brand and product, clearly communicating their value.
- Develop, practice, and refine your sales presentation to effectively convert prospects.
- Act as the exclusive sales agent for the assigned community.
- Ensure every visitor is invited to register as a guest.
- Utilize the CRM system effectively for managing interactions and follow-up to move prospects forward in the sales process.
- Engage with prospects and offer tours of models, homesites, and/or Quick Move-In homes based on their needs.
- Provide comprehensive information on communities, homesites, floorplans, and pricing.
- Actively pursue sales and ask for commitment.
- Present purchase agreements professionally, explaining all payment details, taxes, insurance, CC&Rs, HOA rules, and any additional necessary information.
- Build and maintain relationships with local realtors.
- Ensure timely and accurate completion of paperwork and internal reports.
- Coordinate with lenders to manage customer loans, track loan status, and expedite closing.
- Offer insights and recommendations on pricing strategies for units.
- Coordinate with the field operations team to keep contracted buyers informed on the progress of their home.
- Maintain extensive knowledge of:
o Community details: amenities, future plans and restrictions.
o Local area: nearby interstates, shopping, dining, development, entertainment, etc.
o Products: plans, features, pricing, options, warranties, and construction.
o Competitors: keep an updated Competitive Market Analysis (CMA) and track their sales, incentives, product changes, and releases.
o Market trends: local and national real estate laws, public opinions, regulations, and economic factors.
- Assist buyers with any questions or issues during their home buying journey.
- Ensure a positive customer experience from the initial contact through to closing.
- Complete all required training and onboarding.
- Uphold and enhance the company’s image with prospects, customers, homeowners, and brokers.
- Attend meetings as directed by management.
- Handle special projects and additional duties as assigned.
- Must maintain a positive and professional attitude, treating customers and colleagues with respect at all times.
QUALIFICATIONS
- High School Diploma or GED required; Bachelor’s Degree in related field preferred.
- Valid driver’s license.
- Minimum of 1 year of experience in New Home Sales is preferred.
- Proficient with Microsoft Office and CRM systems.
- Excellent verbal, written, and interpersonal communication abilities.
- Solid organizational skills with keen attention to detail.
- Ability to multi-task, work under pressure, and meet deadlines.

Compensation
- $48k base plus commissions.
- Total compensation range is $150k-$275k based on sales production.
