Position Title: Live-In Building Superintendent. This position is for an 8-story, 49-unit, modern, high-end condominium building located in the Harvard Square area of Cambridge, MA. The Superintendent is an employee of the Condominium Trust ( “The Trust”) that governs the building. The building also contracts a professional management company, and the Superintendent would be expected to work with and coordinate closely with the portfolio manager of the professional management company.
Position reports to the Condominium Trust and works closely in cooperation with its agent, the professional management company.
Position Summary· The Live-In Building Superintendent is responsible for the daily upkeep, safety, and functionality of the building and its common areas. This role requires hands-on maintenance, coordination with contractors, and responsiveness to residents—especially nonresident owners. The Superintendent must maintain a visible presence, ensure cleanliness, and uphold building standards while serving as a liaison between residents, contractors, the management company and Trustees
· This is a live-in position that currently includes a beautiful, unfurnished one -bedroom apartment located on the 7th floor of the building. (Current value of rental apartment is $3,000 per month.)
KEY RESPONSIBILITIES
Building Operations· Inspect common areas proactively and report issues to FSR property manager and Trustees.
· Oversee elevator maintenance and cleanliness.
· Maintain elevator operations room security.
· Supervise additional maintenance and cleaning staff.
· Ensure hallways and basement passageways are clear.
Maintenance Duties· Vacuum hallways at least twice weekly.
· Clean lobby daily and ensure it remains free of obstructions.
· Clean glass doors and windows three times weekly.
· Clean laundry rooms weekly.
· Sweep front hallway and exterior areas as needed.
· Maintain salt supply for winter.
Seasonal & Emergency Duties· Coordinate snowplowing and car relocation.
· Ensure sidewalks, steps, and disability ramp are cleared of snow/ice.
· Respond to emergency situations (e.g., smoke-filled units, burst pipes).
· Be available after hours for emergencies.
Resident & Owner Support· Coordinate with nonresident owners regarding unit access and issues.
· Oversee and coordinate all move-ins and move-outs.
· Collect move-in/move-out fees.
· Provide lock-out assistance at discretion.
· Maintain decorum and enforce noise regulations.
Contractor & Vendor Coordination· Liaise with approved contractors for repairs and construction and coordinate closely with management company.
· Oversee landscaping, extermination, and special maintenance projects., and coordinate closely with management company.
· Coordinate with the City of Cambridge regarding EV charging stations located in front of the property. Coordinate with Trustees and management company regarding impacts of new development behind building.
Administrative Duties· Maintain updated census of residents, owners, and parking spaces.
· Communicate building issues and emergencies in writing to management company portfolio manager and Trustees. Work closely with portfolio manager to address such issues.
· Attend monthly Trust meetings and provide monthly reports.
· Collect and maintain laundry machine funds and ensure functionality.
· Become familiar with and proficient in using, when necessary, the management company’s systems for maintenance and repair; if possible, attend management company training courses on said systems.
And other responsibilities as may be assigned.
Qualifications· High School diploma required, trade school experience a plus
· Minimum 7 years of relevant experience, including 4 years supervising staff.
· Strong communication skills (written and verbal).
· Valid Driver’s License
· Ability to lift up to 25 lbs. and perform physical tasks.
· Intermediate proficiency in Microsoft Word and Excel.
· Eligibility to work in the USA: applicants must be eligible for permanent employment in the USA.
Work Schedule
· Full-time (approx. 40 hours/week). Required half-day (3–4 hours) on Saturdays. Flexible schedule with emphasis on task completion and accessibility over strict hours.
Compensation and Benefits:
Salary Commensurate with qualifications, skills, education, training, and experience with
relevant job-related factors and could range from $40,000 to 55,000 annually.
Position includes 12 paid holidays, paid vacation time, earned sick leave, a modern one
bedroom apartment, heat, AC, utilities, cell phone for business use.
Probationary period:
The first year of employment will be considered a probationary period
