Under the supervision of the Maintenance Manager, this position will be responsible for the performance of maintenance services within the community. Primary focus will include but not limited to: exterior electrical lighting repair and maintenance, sump pump and motor preventative maintenance and inspection, exterior building maintenance including roofing & siding repairs, exterior surface cleaning, minor carpentry, and minor masonry work.

Position Summary:

Position Responsibilities
- Occasionally work with and oversee contractors to complete necessary repairs and maintenance
- Perform work orders involving all aspects of the trades including but not limited to: electrical, carpentry, roofing, siding, mechanical, plumbing and cleaning, throughout the community and more specifically:
- Electrical and wiring (primarily 120V), lamp/ballast changes, roofing, shingles, vents, fascia, gutters, downspouts, siding, flashing, sealants, water wall hydrants, irrigation, concrete, asphalt, AC Unit support systems, painting, cleaning, etc.
- Interface with homeowners on exterior maintenance related issues and remain directly involved in completing and reaching a resolution.
- Create and/or maintain up to date records related to: duties, responsibilities, tasks, materials inventories, etc.
- Ensure all Community Association Managed maintenance contractors understand, comply and perform all services identified in exterior service agreements as needed.
- Maintain regular inspections to the exteriors and interiors of Community Association Managed properties for repairs, preventative maintenance, the cause of problems and solution development.
- Work with supervisor to accomplish special duties as assigned.
Operating Skills, Knowledge & Abilities:
- Combination of 5 years experience and education performing maintenance work within all or most of the trades described. Higher education or Certification in a trade described herein, i.e., electrical, roofing, carpentry, masonry is desirable.
- Previous Electrical troubleshooting and repair/corrective work desired
- Work with at least 120V and 20 Amp Service(s), i.e., Light Fixtures, Ballasts/Drivers, Wiring, Outlets, Timers, etc.
- Management and Customer Service experience desirable.
- Experience with email systems & spreadsheets or ability to quickly learn.
- Must have experience and verification of experience, performing specific repairs to buildings’ exteriors and interiors, i.e., electrical, roofing, carpentry, masonry.
- Must be capable of working extended hours, to include weekends and holidays as necessary.
- Must be capable of sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 75 lbs. This movement can occur throughout the day.
- Must be able to ascend and descend ladders safely using the three-point rule.
- Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone. Also must be able to read and understand Material Safety Data Sheets and universal signs for the maintenance trade; e.g., poison flammable.
- Must possess a valid driver’s license, be able to drive a car, transport them self and work materials around the community safely and efficiently.
- Must be capable of working outdoors in a setting with variable climates, elements, settings and lighting.
- Must be able to interact with all types of individuals, be mentally alert, detail oriented with good reasoning skills.
- Must be a self-starter with high desire to complete work correctly the first time.
- Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays.
- Must be able to organize and prioritize task lists to ensure proper diagnoses and completion of work.
- Must be able to remain focused and work effectively, efficiently, and cheerfully in an environment, which may be stressful due to adversarial situations resulting from the proper performance of duties.
