Title Agent

FirstFour Group, the premier source for specialized recruitment along the Gulf Coast. We are currently seeking a Licensed Title Agent on behalf of our client, a growing Title Company company in Gulf Shores, AL. In this role, you will be responsible for managing the title and closing process for real estate transactions, ensuring clear title, regulatory compliance, and a smooth settlement experience for all parties. This role involves conducting title research, issuing title commitments and policies, coordinating closings, and maintaining adherence to state and federal regulations.

Key Responsibilities

Title Examination & Clearance

• Examine public records, title searches, and legal documents to identify ownership history, liens, judgments, and encumbrances.
• Review and analyze title requirements, resolving defects, curative issues, and discrepancies prior to closing.
• Prepare and issue title commitments, title insurance policies, and endorsements in accordance with underwriter guidelines.

Closing & Settlement Coordination

• Coordinate with buyers, sellers, lenders, real estate agents, and attorneys to schedule and manage closings.
• Prepare settlement statements (CDs/HUDs/ALTA statements), deeds, affidavits, and other closing documents.
• Ensure disbursement of funds is accurate, timely, and compliant with escrow and trust accounting rules.

Regulatory Compliance

• Maintain compliance with state insurance regulations, RESPA, CFPB guidelines, and company policies.
• Ensure accurate escrow management, record keeping, and reporting.
• Follow underwriting standards and maintain strong relationships with underwriters.

Qualifications

• Active Title Agent License (Alabama).
• 2–5 years of experience in title, escrow, or real estate closing services.
• Strong knowledge of title insurance, escrow rules, settlement procedures, and real estate law.
• Proficiency with title software (SoftPro, RamQuest, Qualia, etc.).
• Excellent attention to detail, problem-solving skills, and communication abilities.
