Front-end / pre-submission
- Collecting borrower documents (paystubs, W-2s, bank statements, mortgage statements) and chasing missing items
- Running credit, pulling AVMs, and doing initial file review before the LO structures the deal
- Entering applications into the LOS and making sure the 1003 is complete and accurate
- Sending disclosures and tracking e-sign status
Pipeline management
- Keeping the CRM and pipeline tracker updated with file status
- Monitoring lock expirations, contingency dates, and condition deadlines
- Following up with borrowers, processors, escrow, and agents for status updates
Communication
- Being the day-to-day point of contact for borrowers on non-sales questions ("what do you need from me next?")
- Coordinating between the LO, processor, and underwriting to keep conditions moving
- Scheduling calls and appointments for the LO
