The work location is 1120 Pass Rd, and 9470 Creosote Rd (satellite location) Gulfport, MS. Our storage facilities, ensuring high levels of customer service, satisfaction and effective property management. This is a part-time position, Monday-Friday 10am -3pm.
Description of a Self-Storage Property Manager Position:
A self-storage property manager is responsible for overseeing the daily operations of a self-storage facility. This includes managing rentals, maintaining the property, providing customer service, handling payments, and ensuring the site is secure and well-maintained. The role combines elements of office administration, sales, facility upkeep, and customer interaction. This position also offers bonus opportunity.
Key Responsibilities:
- Customer Service and Rentals:
- Greet and assist customers in person, over the phone, or online.
- Rent storage units, explain terms and policies, and complete lease agreements.
- Provide excellent service to ensure customer satisfaction and retention.
- Facility Management:
- Ensure the property is clean, secure, and well-maintained.
- Conduct regular inspections of units, gates, lighting, and grounds.
- Coordinate with maintenance staff or contractors for repairs and upkeep.
- Sales and Marketing:
- Promote available units and upsell products like locks or insurance.
- Respond to inquiries and follow up with potential customers.
- Maintain high occupancy rates through local marketing and outreach.
- Office Administration:
- Process payments, issue receipts, and maintain accurate records.
- Use facility management software to manage accounts and inventory.
- Handle delinquent accounts and assist with auctions or lockouts if necessary.
- Security Oversight:
- Monitor access control systems, surveillance cameras, and alarm systems.
- Enforce rules and policies to ensure tenant and property safety.
Skills and Qualifications:
- Strong customer service and communication skills.
- Basic sales and marketing knowledge.
- Comfortable with office software and facility management systems.
- Ability to handle minor maintenance tasks and oversee contractors.
- Highly organized and able to work independently.
- Prior experience in property management, customer service, or retail is a plus.
