Job Title: Property Readiness Manager
Position Summary
The Property Readiness Manager is responsible for ensuring every property is fully clean, stocked, functional, inspected, and guest-ready prior to arrival. This role oversees housekeeping staff and inspectors, manages daily turnover operations, maintains inventory levels, and ensures all homes meet company standards.
This position works closely with the Regional Manager to maintain operational excellence, proactively resolve issues, and prepare properties for peak seasons.
Core Responsibilities
Property Readiness & Guest Experience
- Ensure every property is clean, stocked, staged, and fully guest-ready before arrival
- Confirm all inspections are completed and issues are resolved prior to check-in
- Ensure everything in the home is functional before guest arrival
- Perform or oversee final inspections, including VIP arrival checks when needed
- Identify and resolve any issues that could impact the guest experience
Housekeeping & Inspector Management
- Hire, train, and manage housekeeping staff and inspectors
- Oversee daily performance and hold team members accountable
- Provide coaching, feedback, and retraining when standards are not met
- Lead team meetings and reinforce expectations and standards
- Ensure all team members are following company checklists and procedures
Scheduling & Daily Operations
- Build and manage daily schedules for cleaning, inspections, and laundry
- Assign and coordinate turnovers and inspections
- Monitor daily progress to ensure all homes are completed on time
- Ensure same-day turnovers are executed efficiently and correctly
- Handle call-outs, staffing shortages, and last-minute coverage needs
- Communicate status updates to internal teams regarding property readiness
Quality Control & Standards
- Monitor cleaning and inspection quality across all properties
- Identify repeat issues and implement solutions to improve performance
- Maintain consistency in cleanliness, staging, and presentation standards
- Uphold company expectations across all homes in the market
Inventory & Supplies Management
- Maintain appropriate inventory levels across all properties
- Manage linen inventory and par levels
- Order and restock supplies (linens, toiletries, kitchen items, etc.)
- Identify and resolve missing, damaged, or low inventory items
Issue Management & Resolution
- Review issues reported by staff or in Breezeway daily
- Prioritize and resolve anything impacting arriving guests
- Coordinate with maintenance when issues affect readiness
- Follow through to ensure all problems are fully resolved
Peak Season Preparation
- Work with the Regional Manager to prepare homes for high-demand seasons
- Ensure deep cleans, seasonal maintenance, and inventory updates are completed
- Verify all homes meet peak season readiness standards
- Anticipate staffing, supply, and scheduling needs ahead of busy periods
Training & Process Improvement
- Train new team members on company standards and procedures
- Reinforce expectations with existing staff
- Help develop and improve workflows, checklists, and processes
- Promote efficiency and consistency across operations
Hands-On Support
- Step in to assist with cleaning, inspecting, or operational tasks as needed
- Support coverage during staffing shortages or high-demand periods
- Ensure operations continue smoothly without impacting the guest experience
Communication & Coordination
- Communicate daily with housekeeping, inspectors, and leadership
- Provide updates on property readiness and operational issues
- Collaborate with the Regional Manager on performance and improvements
- Ensure alignment across all teams on priorities and expectations
Schedule Expectations
- Required to work peak operational days (Thursday–Sunday)
- Mondays focused on planning, inventory, and operational review
- Schedule may adjust during peak seasons based on business needs
On-Call Expectations
- Available for urgent, guest-impacting issues, including on days off
- Issues include missed cleans, access issues, or major property concerns
- Must respond quickly and coordinate resolution
Qualifications
- Experience in vacation rental, hospitality, or property management preferred
- Strong leadership and team management skills
- Highly detail-oriented with strong quality standards
- Ability to multitask and problem-solve in a fast-paced environment
- Strong communication and organizational skills
- Ability to work weekends and flexible hours
Salary : $45,000 - $50,000
