Property Manager

Falcon Property Company is a Colorado Springs, CO based property management company. We specialize in managing well-maintained single family home properties.

We are seeking a highly organized and detail-oriented Property Manager to oversee the day-to-day operations of a growing portfolio of single family homes in the greater Colorado Springs area.

Responsibilities:

• Promptly and clearly communicate with all parties, including residents, owners, vendors and team members.
• Oversee tenant prep with the assistance of team members. Determine needs of the property. Get estimates and assign vendors. Discuss and seek approval from owners as needed, providing updates along the way.
• Oversee marketing of vacant properties.
• Provide market rent comps to owners, regularly evaluate the status of vacant properties, and make adjustments as needed.
• Prepare leases, lease renewals, and lease addendums timely.
• Oversee all maintenance needs of the properties with the team assistance, seeking owner approval and updating owners as needed.
• Review and approve bills.
• Manage funds for each client to ensure both bills can be paid timely and available funds can be disbursed to owners.
• Have an understanding of property financial statements, explain to owners as needed.
• Process security deposits timely
• Handle after-hours emergencies as needed upon receiving notification of emergency work orders.
• Be up to date on all real estate licensing requirements and applicable laws pertaining to property management.
• Address delinquencies and lease violations as needed.
• Prepare notices, initiate evictions and collections as needed.
• Complete inspections and inspect work at properties as needed.
• Review inspections completed by yourself and other team members. Address issues and share with owners.
• Vendor management - Have a good relationship and a clear understanding of the strengths/weaknesses of vendors needed. Seek out new, quality vendors as needed.

Requirements:

• Colorado Real Estate License
• 2 years property management experience
• Experience with AppFolio or similar property management software
• Well versed in Microsoft Office Suite. We regularly use Outlook, Teams.
• Able to communicate promptly and effectively via email.
• Valid driver's license and reliable vehicle
