Property Manager

We're looking for a highly qualified Property Manager with a minimum of four years of direct, hands-on property management experience who is ready to take ownership of a diverse portfolio and continue growing within the industry.

This position requires demonstrated experience independently managing a residential portfolio, including owner and resident relationships, leasing, renewals, collections, maintenance oversight, financial performance, and Colorado compliance.

We're looking for someone who has managed both sides of this business — larger portfolio owners who expect strong reporting, accountability, and consistent performance, as well as individual owners who may own only one or two properties and value proactive, personalized communication.

If you've successfully managed a substantial portfolio in Colorado, have a strong working knowledge of Colorado landlord-tenant requirements, recognize issues before they become problems, and want to continue growing your career with a company that values experienced Property Managers, we'd love to meet with you.

•    A portfolio of owner accounts, end to end — occupancy, renewals, retention, delinquency, maintenance, and the owner relationship.

•    Proactive owner communication. Our standard is that owners hear from us before they have to ask.

•    Financial performance on your book — collections, approvals within owner limits, statement review, and no owner carrying a balance at month end.

•    Compliance that would survive an audit: deposit dispositions inside the statutory window, habitability response inside Colorado's deadlines, documentation that holds up.

•    Leasing on your properties — pricing, applications under written criteria, lease prep and renewals.

•    Working alongside an assistant property manager on inspections and daily execution, and helping that person grow.

•    You've spent four or more years as a property manager at a third-party management company.

•    You've worked both sides — multifamily communities and scattered single-family — and you know why they're not the same job.

•    You've carried a wide book: one or two clients with large portfolios alongside dozens of individual owners, at the same time.

•    You're fluent in AppFolio or Yardi, not just familiar with it.

•    You know Colorado's deposit rules and habitability deadlines without having to look them up.

•    You have a valid driver's license, a reliable vehicle, and a driving record that qualifies for coverage under our insurance. Mileage is reimbursed.

•    You've stayed somewhere. We're hiring someone we hope will be here a long time.

•    No real estate license required. If you have one, great, but it isn't what we're hiring for.

•    A schedule that respects your life. Monday through Friday, no required weekends, and we close early every Friday at 1:00PM.

•    Direct access to leadership. You'll work with the Director of Operations, not three layers down.

•    Written standards. You'll know exactly what good looks like on day one — we've put real work into documenting how this company runs, including the compliance deadlines that most firms leave people to guess at.

•    Real ownership of your book. We're not looking for someone to process work orders. We're looking for someone to run a portfolio.

•    A small-medium team where your work is visible and it matters.

•    $65,000 per year, depending on experience.

•    401(k) with company matching up to 3%.

•    Short Fridays — we close at 1:00pm early every Friday.

•    Your birthday off, paid.

•    Paid major holidays.

•    Mileage reimbursement

•    New client bonuses

•    PPG shares a portion of the house commission with the Property Manager as a bonus for their diligent work and client relationships, regardless of their licensure status.
