As a Sr. Facilities Manager within the corporate office of Express Employment International, you’ll be a subject matter expert in the operation and maintenance of essential building systems. These systems include HVAC, lighting, plumbing, fire safety, energy systems, and access control.
This position will be responsible for the safe, reliable, and efficient operation of our headquarters building by managing all life safety/security technologies and mechanical/HVAC controls and utilities. You will be a key contact for alarm and access systems, fire protection, cameras/NVR, boilers, heat pumps, generators, BMS/BAS, while leading vendor partners and internal procedures to maintain uptime, compliance, and occupant comfort. This role combines hands-on system expertise, vendor and project oversight, and rigorous adherence to documented SOPs and standards.
Location: Oklahoma City corporate office, onsite 100% of the time.
Responsibilities
- Administer and maintain alarm panels with glass breaks, Silent Night fire panels, and security gates; perform routine testing, document deficiencies, and coordinate corrective actions with certified vendors.
- Operate and optimize NVR environment with cameras; ensure retention policies, time sync, and health monitoring; manage firmware/patch cycles and incident retrieval requests.
- Monitor access control: credential management, door schedules, hardware health, audit logs, and change control.
- Lead fire/life safety drills, impairment plans, and system testing schedules; maintain inspection records to support AHJ and insurance audits in line with facilities maintenance SOP cadence.
- Operate and maintain Trane heat pumps (1–5 ton), a 1M BTU boiler, and a 400-gallon domestic hot water heater; manage seasonal changeover procedures and preventive maintenance.
- Oversee cooling tower with closed loop and tandem loop pumps; set treatment schedules and water quality targets with vendors; monitor approach and condenser performance.
- Manage dual VFDs (domestic water) and ensure setpoints/controls limit water hammer and energy use; maintain three fire risers and coordinate inspections.
- Administer Trane/Niagara building controls: trend key points, refine sequences, alarms, and overrides; lead root-cause analysis using BMS data.
- Ensure resiliency with generators: exercise testing, fuel quality, load bank tests, and switchgear/ATS coordination; document drills and findings per SOP.
- Maintain dual AON RTUs, three make-up air units (1 per floor), and 28 variable air valves; verify ventilation rates meet occupancy and IAQ targets.
- Program and maintain Rain Bird irrigation (39 zones) to meet landscape needs while minimizing water consumption.
- Maintain records of inspections, tests, repairs, and impairments for life safety and mechanical systems; keep as-builts, O&M manuals, and device inventories current and centralized per SOP.
- Ensure contractor safety orientation and adherence to site rules; verify permits/LOTO and monitor hot work, roof access, confined spaces, and chemical handling when applicable.
- Develop and run tabletop and live emergency response exercises (power loss, water leak, fire alarm, access control outage); track corrective actions to closure.
Education and Experience
- NICET II/III – Fire Alarm, OSHA-10, EPA 608 (Universal); manufacturer training on Trane/AON/Lochinvar/BAC/Generac/Niagara, Dormakaba access, Panasonic NVR.
- Working knowledge of water treatment basics for closed/open loops and towers.
- Familiarity with internal security/compliance standards for systems that integrate with corporate networks (log retention, change control, privileged access practices).
Knowledge, Skills, and Abilities
- 7 years maintaining and operating commercial building systems across security/life safety and mechanical/HVAC domains, including hands-on experience with the equipment listed above.
- Demonstrated administration of alarm/fire, access control, CCTV/NVR, and BMS/BAS (Niagara/Trane) systems in an occupied office or mixed-use facility.
- Strong vendor management, PM scheduling, and documentation discipline aligned to SOPs.
- Ability to read MEP/FP drawings, wiring diagrams, and control schematics; confident with hand tools, meters, laptops, and BMS workstations.
- Clear, concise communicator with incident command presence during after-hours events.
