About the Role

Excel Group is seeking a Director of Portfolio Management & Analytics to lead forward-looking portfolio and scenario analytics across the firm. The role sits at the intersection of Asset Management, Finance, and Acquisitions, building the analytical infrastructure that connects property-level performance to portfolio-wide capital decisions. The ideal candidate is self-driven, collaborative, and brings meaningful hands-on experience in budgeting, forecasting, and variance analysis across a multi-property or multi-entity environment. Fluency with AI tools to accelerate modeling, reporting, and analysis is expected.


Key Responsibilities

●       Support the VP of Asset Management and CFO in developing and executing financial strategies to advance growth, profitability, and capital efficiency across the portfolio.

●       Build and maintain portfolio-level KPI and analytics frameworks benchmarked against market comp data sets.

●       Conduct hold/sell, refinancing, and disposition scenario modeling; support leadership with portfolio-level context, comparables, and market data during underwriting.

●       Develop scenario and sensitivity models to support capital allocation decisions across the portfolio.

●       Play a lead analytical role in the annual budgeting, quarterly forecasting, and long-range planning process, partnering with Finance and property-level teams to ensure accuracy and completeness.

●       Maintain rolling forecast models and monitor budget-to-actual performance across the portfolio, flagging risks and opportunities early for Asset Management and Finance leadership.

●       Own portfolio-level variance analysis and prepare investor- and board-ready commentary, translating monthly and quarterly performance into clear, decision-useful narratives for ownership and institutional capital partners.

●       Own and evolve AI-enabled forecasting, automated data consolidation, and dashboarding workflows (e.g., Power BI, LLM-assisted variance and commentary drafting), with clear human-review governance on all AI-assisted outputs.

●       Standardize — with the assistance of AI — recurring reporting templates and planning processes at both the property and portfolio level, reducing manual effort and improving consistency across the firm.

●       Serve as a key analytical partner to the VP of Asset Management on portfolio performance and capital decisions, and to the CFO on planning and reporting alignment.

●       As the function matures, help define and eventually oversee analyst-level support for portfolio analytics workstreams.


Required Qualifications

●       Bachelor's degree in Finance, Real Estate, Economics, Business, or a related field.

●       5–10 years of progressive experience in portfolio analytics, corporate finance, or FP&A, ideally within real estate, hospitality, or another asset-intensive, multi-property private equity context.

●       Demonstrated experience building or leading budgeting, forecasting, and variance-reporting processes across a multi-entity or multi-property portfolio.

●       Strong financial modeling skills, including scenario/sensitivity analysis, hold/sell evaluation, and refinancing analysis.

●       Excellent written and verbal communication skills, with the ability to translate complex, multi-property data into clear narratives for senior leadership and institutional investors.

●       Proven track record of using generative AI tools (e.g., Claude, ChatGPT) to accelerate forecasting, reporting, and analysis — paired with the judgment to validate outputs and recognize where AI is not appropriate.

●       Comfort operating in a lean, hands-on team environment; this role requires direct ownership of deliverables, not primarily a large-team management position, at least initially.


Preferred Qualifications

●       Experience specifically within hotel or broader real estate private equity.

●       Familiarity with hotel-specific metrics (USALI, RevPAR, GOP margin, NOI, DSCR) and STR/Demand360 benchmarking.

●       Experience working alongside or overseeing third-party hotel management company relationships.

●       Working knowledge of Power BI or similar business intelligence tooling, with the ability to build dashboards and reporting infrastructure — not just consume them.

●       Data-analytical background with comfort in SQL, Python, or similar tools to automate data consolidation and analytics beyond standard spreadsheet-based modeling.

●       Experience designing or implementing AI-enabled workflows (e.g., automated forecasting pipelines, LLM-assisted reporting), rather than only using AI tools as an end user.

●       MBA, CFA, or CPA a plus, but not required.


Technical Skills

●       Microsoft Excel – Advanced financial modeling, scenario/sensitivity analysis, multi-entity forecasting and variance frameworks

●       Microsoft PowerPoint – Board-ready and investor-grade presentation development

●       Power BI – Portfolio KPI dashboard development, data integration, executive reporting visualization

●       STR & Demand360 – Portfolio benchmarking, trend analysis, forward demand interpretation

●       AI & Automation Tools – Demonstrated fluency with LLM platforms (e.g., Claude, ChatGPT) and workflow automation; experience designing AI-enabled reporting and forecasting pipelines with appropriate human-review governance

●       SQL / Python – (Preferred) Data consolidation automation, analytics pipelines beyond spreadsheet-based modeling

●       CoStar / CBRE Horizons – Submarket supply/demand and pipeline research

Reporting Structure

The Director, Portfolio Management & Analytics reports to the Vice President of Asset Management and works in close, day-to-day partnership with the Chief Financial Officer and the Acquisitions team. The role serves as a peer analytical resource across Asset Management, Finance, and Acquisitions, and is expected to build durable, standardized planning and reporting processes that serve all three functions.


Compensation

Base salary and incentive compensation will be commensurate with experience.
