What are the responsibilities and job description for the Residential Sales Representative – $36k Base + 5% Commission | Leads Provided | Roofing & Siding position at Evergreen Exteriors Roofing, Siding?
ABOUT EVERGREEN EXTERIORS
Evergreen Exteriors is a licensed Idaho exterior contractor (RCE-67076, EPA Lead-Safe certified) with branches in Boise, Moscow/Pullman, and Missoula. We install roofing, siding, windows, and decks, and every residential project carries a 15-year written labor warranty. We hold a 5.0 rating on Google across 130-plus reviews. The Boise branch is growing and we are adding a sales representative who will own the homeowner relationship from the first appointment through the final review.
THE ROLE
You do not cold-call, work cold neighborhoods, or build estimates. Reception books the appointment. The branch manager builds the pricing. You walk into the home with three printed estimates in hand, and your job is the homeowner: learn what they need, walk the house with them, present the three packages, and ask for the decision.
After the homeowner signs, our on-site quality control lead runs the job and becomes their main contact. You are on site the first morning to introduce the QC lead and to work the surrounding houses - the neighbors of an active job are the best leads we get. You stay the relationship and ask for the review at closeout.
YOUR WEEK
In-home appointments run Monday, Wednesday, and Friday, including some evening and weekend slots. Tuesday and Thursday are for follow-up, job-start visits, neighborhood canvassing next to active jobs, and estimate revisions with the branch manager.
WHAT YOU WILL DO
- Run scheduled in-home appointments with the estimate already built - discovery questions, the exterior walk, samples and color selections, package presentation, and the close.
- Present three package options (Primary, Palouse, Preferred) for roofing and siding: Malarkey shingles, LP SmartSide, James Hardie, Diamond Kote, Trex, and ASC metal.
- Explain how we work: every roof is inspected by drone, and every homeowner receives a time-lapse video of their finished project.
- Send a same-day follow-up email after every appointment, with all three estimates attached and the branch manager copied.
- Log every appointment and outcome in Smartsheet the same day.
- Route any new pricing request or scope question to the branch manager - reps never quote a number.
- Be on site the first day of every job you sold: introduce the homeowner to their QC lead, then knock the high-probability houses nearby and leave fliers where nobody answers. Request a Google review at closeout.
WHAT YOU WILL NOT DO
- Walk roofs. We inspect by drone.
- Build or negotiate pricing, offer discounts, or give ballpark numbers.
- Handle insurance claims or tell a homeowner what insurance will cover - the office handles all claim paperwork.
- Run the job site, manage crews, or take change requests.
- Cold door-knock or storm-chase. The only doors you knock are next to a job we are already on.
COMPENSATION
- $36,000 annual base salary, paid every pay period regardless of sales.
- 5% commission on every job you close, residential and commercial, uncapped, paid in two halves: 2.5% when the contract is signed and the deposit is in, 2.5% when the job closes. Your first commission comes from your first sale, not from the job's completion. Example: sign $100,000 in a month and $2,500 is on your next check; the other $2,500 follows as those jobs close.
- The second half is earned by follow-up: same-day follow-up email, the job-start neighborhood canvass, concerns routed the same day, and the review asked for at closeout. Do all four on a job and the full 2.5% pays; skip one and that job pays less.
- Everything you close above $250,000 in a month pays 6% instead of 5%.
- Ramp bonuses in your first six months: $500 for field certification by day 45; $750 for your first $125,000 month signed with deposits; $1,500 for your first $250,000 month; $2,500 for three consecutive months at $250,000 or better.
- $100 for every five-star Google review from a homeowner you sold.
- Expected earnings: $65,000 at a modest year-one pace, $186,000 at goal, no ceiling above that.
- Company vehicle for appointments and job-site visits, picked up and returned at the Evergreen vehicle location nearest you - we keep secured locations throughout Ada County. Not a take-home vehicle.
- 10 days paid vacation, 6 paid sick days, and paid holidays.
- Paid training and certification.
TRAINING AND CERTIFICATION
Onboarding is fast and hands-on. You study the packages and ride along on live appointments in your first week, then start running appointments with an observer as soon as you are ready - no long classroom period. Certification is sign-off on eight field demonstrations, and how quickly you get there is up to you. Product training covers roofing, siding, decks, flat roofs, and metal. Prior exteriors experience is not required; we train product knowledge from the ground up.
WHO THIS IS FOR
- Salespeople who prefer a warm, scheduled appointment with a finished estimate over cold door-knocking.
- People who are comfortable saying "let me get you an exact number" instead of guessing.
- Reps who can present without overselling - we do not claim lifetime warranties, hail-proof shingles, or insurance coverage we cannot promise.
- Sales experience helps. Exteriors experience helps. Neither is required.
REQUIREMENTS
- Valid driver's license and a clean driving record - a company vehicle is provided for work use.
- Own transportation to and from the company vehicle location.
- Smartphone capable of playing video and photographing documents.
- Availability for some evening and weekend appointments.
- Able to walk residential exteriors on uneven ground.
- Clean, professional presentation in homeowners' homes.
