What are the responsibilities and job description for the Property Accountant position at EPR Properties?
POSITION SUMMARY
Oversee the financial and operational accounting activities related to assigned retail centers. This role manages lease setup, reviews annual budgets, ensures accuracy of revenue calculations, and supports Lease Operations functions. The position works closely with internal teams, third‑party property managers and consultants to maintain accurate financial data and support business objectives. Additional responsibilities includes ESG reporting duties and Asset Management support.
PRIMARY ACCOUNTABILITIES
- Enter new property/lessee/tenant information from lease abstracts into SQL static table excel file
- Review and validate lease set up across financial systems from legal documents
- Understand system set up of all lease rental income streams and the impact to the income statement
- Review Percent rent calculations for accuracy per the terms of the individual leases
- Prepare CAM reconciliations, budgets, reforecasts, and monthly financial analysis for entertainment retail centers by working with 3rd party management companies daily
- Assist Finance team in verifying lease/note revenue streams for budgeting purposes
- Collect and verify utility data monthly for all assigned properties.
- Work with third party ESG consultants to resolve accounting issues as they arise and answer questions.

POSITION REQUIREMENTS
- Bachelor’s Degree in Real Estate, Finance, Accounting, or related field
- 2-5 years of experience with commercial real estate accounting
- Demonstrated experience in variance analysis and budget preparation
- Intermediate to Advanced Excel Skills
- Knowledge and skill in interpreting and applying US GAAP
- Demonstrated skills in understanding of key lease provisions
