Position Overview
The Senior Preconstruction Manager will lead budgeting, estimating, and preconstruction efforts from conceptual design through GMP development. This role will work closely with operations, ownership groups, architects, engineers, and trade partners to deliver accurate pricing, manage project risk, and support successful project execution.
Key Responsibilities
- Lead preconstruction and estimating efforts on multiple commercial construction projects
- Develop conceptual budgets, detailed estimates, quantity takeoffs, and GMP pricing
- Review drawings/specifications and identify scope gaps, constructability concerns, and value engineering opportunities
- Coordinate subcontractor bidding, bid leveling, scope reviews, and proposal analysis
- Prepare RFIs, cost studies, and pricing reconciliations throughout design progression
- Collaborate with operations teams regarding logistics, scheduling, and general conditions
- Present budgets and cost updates to clients, ownership groups, and design teams
- Mentor junior preconstruction staff and support overall team development
Qualifications
- 8 years of experience in preconstruction or estimating within commercial construction
- Strong background in conceptual estimating, budgeting, and GMP development
- Experience with large-scale ground-up projects preferred
- Proficiency with Bluebeam, On-Screen Takeoff, and construction estimating software
- Strong understanding of construction methods, subcontractor scopes, and value engineering
- Excellent communication, leadership, and organizational skills
Preferred
- Bachelor’s degree in Construction Management, Engineering, or related field
- Experience with multifamily, mixed-use, hospitality, or mission critical projects
- Ability to manage multiple projects in a fast-paced environment
