The Role
As the Pre-Construction Manager, you will be the driving force behind the initial phases of our construction projects. You will bridge the gap between initial design concepts and reality, ensuring all projects are financially viable, accurately estimated, and seamlessly set up for our field teams. This role requires a blend of sharp analytical skills, deep market knowledge, and excellent relationship-building to secure the best quotes, manage risk, and establish realistic project budgets.
Core Responsibilities
- Estimating & Conceptual Budgeting: Develop comprehensive, accurate conceptual budgets and detailed hard-bid estimates based on incomplete design documents, sketches, and schematics.
- Material Quotes & Subcontractor Procurement: Solicit, review, and negotiate quotes from material suppliers and subcontractors. Maintain and expand our database of trusted trade partners.
- Site Inspections & Feasibility: Conduct thorough on-site visits to assess existing conditions, identify logistical constraints, and evaluate potential risk factors before bidding.
- Value Engineering: Collaborate with architects, engineers, and clients to propose cost-effective alternatives that maintain design integrity while optimizing the budget.
- Scope Alignment: Perform detailed constructability reviews and create clear scopes of work to eliminate gaps or overlaps between different trades.
- Risk Assessment: Identify potential supply chain, scheduling, or permitting bottlenecks early, presenting mitigation strategies to stakeholders.
- Hand-off to Operations: Lead the transition meeting to pass comprehensive project knowledge, budgets, and sub-contracts over to Project Managers and Superintendents.
Requirements
- Experience: 5 years of experience in construction estimating, pre-construction management, or project management (specific experience in electrical, commercial preferred).
- Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent hands-on field experience).
- Software Savvy: Proficiency with industry estimation and management software (e.g., Procore, On-Screen Takeoff, Bluebeam, RSMeans, or Sage).
- Market Knowledge: Strong understanding of current material costs, labor markets, and construction methods.
- Soft Skills: Exceptional negotiation, communication, attention to detail, and time-management skills. You should be as comfortable talking to a subcontractor on a muddy job site as you are presenting a budget to an executive client.
Schedule & Environment
- Hours: Typical shift 7:00 AM – 3:30 PM (40 hrs/week OT as required).
- Flexibility: Must be open to out-of-town work if required by potential new projects.
